About the Role

The Maintenance Technician is a key member of our team at Pedcor Management Corporation, responsible for ensuring the physical needs of our properties are met. This includes responding to service requests and following a preventative maintenance schedule to maintain the overall condition of our properties.

Key Responsibilities
  • Preventative and Corrective Maintenance: Perform routine maintenance tasks to prevent equipment failures and address issues promptly to minimize downtime.
  • Service Request Management: Respond to and complete service requests within 24 hours, except in emergency situations.
  • Urgency-Based Prioritization: Prioritize maintenance requests based on urgency and potential for further damage to ensure timely resolution.
  • Curb Appeal Maintenance: Ensure the exterior of our properties, including paths to models and office, are well-maintained and visually appealing.
  • Inventory Management: Monitor and maintain inventory levels, alerting the supervisor/office when stock is depleted.
  • Storage and Shop Organization: Maintain storage and shop areas in a neat, well-stocked, clean, and organized manner, adhering to our company's color-coded program.
  • Emergency Response: Participate in a 7-day, 24-hour rotating on-call schedule for emergency after-hour calls.
Requirements
  • Availability and Flexibility: Ability to work weekends, evenings, and flexible hours in emergency situations.
  • Technical Expertise: High proficiency and understanding of systems such as HVAC, plumbing, electrical, mechanical, and code compliance.
  • Regulatory Knowledge: Familiarity with OSHA, EPA, and life safety regulations.
  • Certifications: Possess or be willing to obtain a minimum of EPA, Type 2 Certification.
  • Interpersonal and Communication Skills: Strong interpersonal and communication skills to effectively interact with residents, staff, and vendors.
  • Basic Hand Tools: Possess basic hand tools necessary for the role.
Work Requirements
  • Location and Travel: Must be within a reasonable distance from the property and able to travel to the site in inclement weather.
  • Emergency Response: Must be available to respond to all major emergencies.
  • Driver's License and Insurance: Must possess a valid Driver's License and Auto Insurance.
