Position Overview:

This safety-sensitive role is accountable for the overall operational and financial performance of the residential property while exceeding resident service expectations. You will oversee and nurture residential staff for both personal and professional development, ensuring high levels of employee job satisfaction.

Each community location has designated office hours that this position must adhere to in order to maintain effective community operations.

Key Responsibilities:

Financial Management: Administer leasing procedures to meet or exceed the budget set for the property by achieving occupancy and rental rate objectives, managing expenses through inventory control and purchasing practices, ensuring accurate and timely payroll reporting, and promptly collecting revenue. Stay informed about market trends. Conduct inspections of each apartment unit during check-in and check-out to ensure the protection of the owners' assets and appropriate deductions from deposits.

Team Management, Recruitment & Development: Interview and evaluate potential on-site employees. Train and inspire employees by communicating the company’s philosophy, policies, and procedures. Conduct orientation for new on-site employees and promote ongoing education. Responsible for staff retention and fostering positive employee relations. Assess staff performance, motivate teamwork, and empower team members to achieve shared goals.

Property Maintenance: Ensure the property is kept in a tidy, clean, and well-maintained state; ensure that preventative maintenance schedules are adhered to. Conduct daily inspections of the community's exterior and interior to guarantee curb appeal, maintenance, cleanliness, and adherence to security protocols.

Customer Service Excellence: Maintain the property by meeting company standards for resident satisfaction. Ensure that a responsible individual is available for building emergencies at all times. Accurately prepare and process all leasing documents, maintenance requests, rent collection, and company reporting, and be available for on-call emergencies as required.

Perform additional duties as necessary.

Position Requirements:

Education: High school diploma or GED required. A Bachelor's degree in Marketing and/or Business is preferred.

Experience: One to three years of residential management or related experience, or a combination of education and experience.

Physical & Cognitive Requirements: Ability to lift, push, and pull up to 40 pounds.

  1. Driver must possess a valid driver's license and maintain an acceptable motor vehicle record with the company insurance carrier.
  2. Driver must have reliable transportation.
  3. Driver must be insurable at standard rates for driving.
  4. Driver must provide proof of personal auto liability insurance when using vehicles for company business.
To be considered for employment, candidates will be required to successfully complete a background investigation and drug screening.
