SUMMARY:

The Facilities Maintenance Specialist is tasked with executing maintenance repairs, custodial responsibilities, and landscaping services at properties owned or leased by the organization.

Key responsibilities encompass conducting repairs and upkeep on equipment and facilities; performing cleaning and landscaping tasks; executing routine maintenance inspections; adhering to established safety protocols, policies, and procedures; and maintaining necessary documentation.

This role is crucial for addressing and resolving maintenance and cleaning requirements promptly within a person-centered framework.


ESSENTIAL DUTIES and MINIMUM QUALIFICATIONS:
Conduct scheduled maintenance inspections on all properties owned or leased by the organization and carry out repairs and renovations as necessary.

Assist in preserving the overall quality and aesthetics of the administrative office by undertaking custodial tasks, including but not limited to: vacuuming, sweeping, mopping, scrubbing, carpet cleaning, and floor polishing in offices, restrooms, program rooms, and communal areas as needed.

Ensure compliance with all relevant federal, state, and local regulations by maintaining all organizational properties, ensuring that buildings are well-maintained and free from hazards, including but not limited to those related to electrical, plumbing, heating, and cooling systems.

Respond to and address maintenance and custodial requests assigned by the Facilities Manager and other management personnel, as required. Some maintenance tasks may need coordination with other departments.
Operate construction and maintenance machinery and power tools. Maintain hand tools and assigned equipment through regular preventative maintenance.

Pass the Medication Administration test within two attempts and administer medication to clients according to physician directives and using appropriate techniques as outlined in the Medication Administration course, if necessary.

Must be capable of performing lifting and transferring techniques as trained and pass performance assessments. The employee may occasionally lift and/or push and pull up to 100 lbs. Lifting may involve movements from floor to waist, waist to shoulder, or shoulder to overhead.
Drive organizational vehicles as needed for client transportation and organizational business as assigned.

ADDITIONAL DUTIES AND RESPONSIBILITIES:
Order and maintain necessary supplies, materials, and equipment within budgetary constraints.
Obtain estimates from external vendors for significant repair work at organizational properties.
Maintain fire alarm systems, ensuring they are operational. Conduct regular tests on fire alarms and keep required records of test outcomes.
Inspect organizational fire extinguishers annually.

Establish and maintain effective working relationships with all individuals encountered during daily operations by communicating clearly and concisely, both verbally and in writing.

Maintain certifications for First Aid, CPR, crisis prevention, and other required training.
Prepare and submit clear and concise reports, proposals, and invoices in a timely manner.
Utilize appropriate safety measures related to all tasks performed.
Participate in staff training sessions and meetings as outlined in the organization's staff development curriculum.
Work flexible hours or in various environments as deemed necessary by the organization and supervisor. Attendance and punctuality for assigned shifts are critical.

The responsibilities of this position may require staff to work irregular, extended, and/or be available for on-call hours, including nights, weekends, and holidays.

Notify the supervisor of any concerns or issues that arise within the organization.
Follow organizational procedures when purchasing items on behalf of the organization.
Adhere to organizational policies and procedures while executing duties.
Safeguard all organizational funds and property.

PREFERRED QUALIFICATIONS:

This position requires a High School Diploma or GED AND at least three years of proven experience in household repair or maintenance roles.

Must be at least 18 years of age. Individuals hired into this position must possess a valid driver's license and have reliable transportation. If the current license is from out-of-state, a valid Colorado Driver's License is required within ten days of hire. Background checks, drug and alcohol screenings, reference checks, and motor vehicle checks must be successfully completed. Current motor vehicle insurance is mandatory. Driving is a fundamental job duty.

Preferred:
4-5 years of proven experience in household repair or maintenance roles.

PHYSICAL DEMANDS:

While performing the duties of this job, the employee will regularly sit, walk, and stand.

Occasionally, movement that requires twisting at the neck and/or trunk more than the average person, squatting/stooping/kneeling, reaching above the head, forward motion, and climbing on ladders will be required.

The employee will continuously be required to repeat the same hand, arm, or finger motion many times. Manual and finger dexterity are essential to this position. Specific vision abilities required by this job include close, distance, depth perception, and distinguishing among colors. The employee must be able to communicate through speech with clients and the public. Hearing requirements include conversation in both quiet and noisy environments. The employee will occasionally lift and/or push and pull up to 100 pounds. Lifting may require movements from floor to waist, waist to shoulder, or shoulder to overhead. The employee will work near or with moving mechanical equipment. The employee may occasionally work with toxic or caustic chemicals such as petroleum products, degreasers, sprays, etc. The employee must be able to meet deadlines with severe time constraints. Occasionally this position requires working irregular or extended work hours.

SUPERVISORY RESPONSIBILITIES:
The Maintenance Manager supervises this position. Generally, this position requires that the individual work independently approximately 90% of the time. Providing mentoring duties and oversight for clients may be required.
