Key Responsibilities

A Day in the Life of a District Manager III:

As a District Manager III at Liberty Military Housing, you will oversee the operations of a large or multi-site residential community. Your leadership will be crucial in ensuring the financial health of the property, managing on-site staff performance, and providing an exceptional living experience for our residents. You will be expected to possess comprehensive knowledge of property operations and ensure that all personnel adhere to our standards of excellence.

Your Responsibilities Include:

Leadership:

  • Recruit, schedule, and mentor the on-site team, including administrative and maintenance staff.
  • Assess staff efficiency and provide ongoing training, guidance, and support.
  • Ensure compliance with company policies and timely completion of required training.

Operational/Administrative:

  • Manage the community budget and achieve operational, financial, and occupancy objectives, including oversight of all district financial matters.
  • Maintain effective communication with vendors regarding scheduling, billing, and insurance requirements.
  • Oversee all Capital Expenditure projects, ensuring proper approvals and inspections.
  • Engage in outreach marketing activities to attract prospective residents.
  • Conduct regular inspections of the property to ensure maintenance standards are met.
  • Ensure timely completion of maintenance projects in accordance with quality standards.
  • Promote a safe environment by identifying potential hazards and adhering to safety regulations.
  • Comply with all applicable federal, state, and local laws and regulations.

Resident Relations:

  • Address resident concerns promptly to enhance satisfaction.
  • Collaborate with district staff to develop resident engagement initiatives.
  • Ensure community policies are upheld and take corrective actions when necessary.

Qualifications

Essential Skills for Success:

  • Minimum of 5 years of experience in property management, with supervisory experience preferred.
  • Demonstrated leadership, customer service, problem-solving, and organizational skills.
  • Ability to foster a positive and collaborative team environment.
  • Preferred certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM).
  • Must obtain Fair Housing certification within two weeks of employment.
  • Strong understanding of budgeting and financial operations.
  • Effective communication skills with various stakeholders.
  • Ability to prioritize tasks and delegate responsibilities effectively.
  • Professional demeanor in all interactions.
  • Proficient in Microsoft Office and property management software.
  • Valid driver's license and ability to travel as required.
  • Flexible availability, including weekends and emergencies.
