Position Responsibilities
  • Develop comprehensive estimates with appropriate detail for all design phases:


•Conceptual, Schematic Design, Design Development, and Construction Documents.
  • Create a list of subcontractor bidders for the solicitation process using SmartBid or other relevant programs.
  • Draft specific and general instructions for bidders along with required bid forms.
  • Compile and prepare a scope of work checklist for each trade during the bidding phase.
  • Evaluate subcontractor and supplier bids for compliance with plans and specifications.
  • Investigate construction documents and analyze specifications to ascertain estimated costs.
  • Collaborate with the operations team throughout the preconstruction phase to review plans and specifications for feasibility and to establish general project requirements.
  • Thoroughly review bid package documents to ensure compliance and consistency in bid preparation (instructions to bidders, plans, specifications, etc.).
  • Manage and oversee multiple preconstruction projects simultaneously.
  • Assess design documents to ensure accurate pricing from subcontractors and suppliers, generate viable value engineering suggestions, and prepare life-cycle cost analyses.
  • Conduct quantity take-offs and estimate costs for materials, labor, and equipment usage.
  • Participate in transition meetings from the preconstruction team to the operations team.
  • Support the operations team in planning construction procedures based on timelines and staffing needs for each construction phase.
  • Assist in the preparation of RFP responses and presentations.

Qualifications, Skills, and Experience
  • A four-year degree in a relevant field (building science, construction management, civil engineering, etc.) is required. Relevant work experience may substitute for formal education.
  • A minimum of five years of estimating experience is preferred.
  • Ability to interpret contracts and engineering and architectural drawings and specifications.
  • Strong analytical abilities.
  • Proven skills in interpersonal communication, computer proficiency, and effective communication with all project stakeholders, both written and verbal.
  • Proficiency in MS Excel, MS Word, iSqFt, SmartBid, and On-Screen Takeoff.

Working Environment
Physical requirements include:
  • General work environment involves sitting for extended periods, standing, walking, typing, carrying, pushing, and bending. Work is primarily indoors with varying conditions such as fluorescent lighting and air conditioning.
  • Noise levels are typically low to moderate.
  • Occasional lifting/moving of items up to 30 lbs.
  • Regularly required to sit; use hands for various tasks; reach with hands and arms; and communicate verbally.
  • Sufficient hearing and speaking ability to engage in conversations with individuals or groups in person and over the phone.
