Assistant Community Manager

At CREI Management, LLC, we are seeking a highly motivated and organized Assistant Community Manager to join our team. As a key member of our community operations team, you will be responsible for assisting the Community Manager in overseeing and managing the financial and operational tasks and responsibilities of the community.
Key Responsibilities:
- Ensure accurate and timely entry of resident data into our property management system.
- Process daily transactions and tasks related to the financial operation of the community, including rent collection, bank deposits, and financial reporting.
- Review resident files and accounting records to ensure satisfactory payments and communicate with residents and guarantors regarding outstanding balances.
- Implement procedures for collecting past due monies and enforcing late rent, fines, and other community policies.
- Process resident move-outs by reviewing lease terms, applying damages and fees, and processing deposit disbursement.
- Respond to resident and customer/owner concerns and questions, and take prompt action to solve problems.
- Manage communication between vendors, accounting, and the Company/Owner as needed.
- Work with the maintenance team to ensure the physical aspects of the community meet our standards for overall appearance and safety.
- Develop activities and programs to enhance the salability of the apartments and community.
- Assist with move-in and move-out preparations and planning.
- Act as on-site supervisor in the absence of the Community Manager.
- May assist with leasing and marketing efforts, including greeting customers, showing models, and closing leases.
- Review and analyze financial reports, traffic, and closing data to identify and resolve issues impacting leasing performance.
- Stay informed about current market and competitor conditions that may impact the community's occupancy and sales results.
- Assist with the planning and promotion of successful lifestyle and prospect generating events.
Requirements:
- High School diploma and two years related experience and/or training. Bachelor's degree preferred.
- Professional and enthusiastic demeanor with a genuine passion for delivering excellent customer service.
- Excellent customer service, sales, and negotiation skills.
- Good communication and listening skills.
- Able to speak effectively before groups of customers or employees.
- Able to read and understand lease documents.
- Able to be an effective team player and interact well with others.
- Organized and detail-oriented.
- Patient, even-tempered, and works well under pressure.
- Able to read and interpret documents such as safety rules, legal correspondence, and procedure manuals.
- Able to write routine reports and correspondence.
- Able to add, subtract, multiply, and divide in all units of measure.
- Able to apply common sense understanding to carry out instructions.
- Effective time management skills.
- Able to maintain confidentiality.
- Able to follow directions from a supervisor.
- Able to understand and follow posted work rules and procedures.
- Able to accept constructive criticism.
- Able to work weekends or overtime as job requires.
- Knowledgeable in Microsoft Word and Excel.
- Knowledge in Yardi preferred.
Working Conditions:
Work is performed in an office, sedentary setting or outdoor environment. Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time. Possible to work long hours and odd schedules (weekends) in order to fulfill job duties.
