Maintenance Supervisor

Job Summary:

The Maintenance Supervisor is a key member of our team at Levco Management, responsible for providing leadership and direction to our maintenance technicians. This role requires a strong focus on delivering high-quality maintenance services while maintaining a safe working environment and controlling costs.

Key Responsibilities:

• Supervise and lead a team of maintenance technicians to ensure timely and efficient completion of work orders and maintenance tasks.
• Develop and manage capital improvement budgets to ensure effective use of resources.
• Assist with project management of capital improvements at the property level, ensuring seamless execution and minimal disruption to residents.
• Provide exceptional customer service to residents, ensuring their needs are met and exceeded.
• Ensure the highest quality of maintenance and turnover work, adhering to company standards and regulations.
• Bid, schedule, and supervise contracted work to ensure cost-effectiveness and quality.
• Schedule and manage apartment make-ready work, ensuring timely completion and minimal disruption.
• Develop and implement preventative maintenance programs to minimize equipment failures and extend asset lifespan.
• Conduct thorough inspections of work performed at the properties, identifying areas for improvement and implementing corrective actions.
• Perform departmental Safety Inspections twice per week, ensuring compliance with company policies and regulatory requirements.

Requirements:

• Minimum 3 years' experience as a Maintenance Supervisor or equivalent role.
• Prior experience with properties undertaking renovations is preferred.
• Strong management and leadership skills, with the ability to hire, lead, and manage team members.
• Strong HVAC skills, including installation and troubleshooting/repair.
• EPA certification is required.
• Plumbing and electrical skills are essential.
• General apartment maintenance skills, including drywall, appliances, and other related tasks.
• Ability to lift at least 50 lbs regularly without assistance.
• Valid driver's license is required.
