This role involves performing essential technical and mechanical tasks to ensure that the physical aspects of the properties, including buildings, grounds, and common areas, meet our high standards for cleanliness, safety, and functionality.
Key Responsibilities- Address and resolve maintenance requests from residents, conducting preventative maintenance to identify and rectify issues in accordance with established safety and operational standards.
- Prepare vacant apartments for new residents by conducting inspections, creating maintenance task lists, coordinating with vendors, and ensuring all necessary repairs are completed.
- Manage inventory of maintenance supplies and tools, ensuring efficient use and timely reordering as needed.
- Document all service requests and maintenance activities accurately to maintain a clear record of work performed.
- Assist in maintaining the property’s exterior and common areas by performing cleaning and upkeep tasks as required.
- Support cost-saving initiatives by repairing rather than replacing components whenever feasible and using materials judiciously.
- Participate in safety meetings and training sessions to stay compliant with safety regulations and company policies.
- Conduct inspections of contractor work to ensure quality and adherence to specifications.
- Assist in routine property inspections to identify maintenance needs and safety concerns.
- Perform other related duties as assigned.
- Adhere to company policies and regulatory requirements, reporting any discrepancies to management.
- Utilize proper safety techniques and report any safety issues immediately.
- Identify opportunities for process improvements and efficiency enhancements.
- Stay informed about industry trends and advancements through ongoing training and professional development.
- Work will be conducted both indoors and outdoors across various property areas.
- Ability to stand, walk, and sit for extended periods, as well as perform physical tasks such as lifting and climbing.
- Must be capable of working in diverse weather conditions.
- Ability to lift and carry weights up to 50 pounds with assistance.
- Willingness to travel occasionally for training or operational needs.
- Flexibility to work varied hours, including weekends and holidays, as required by property needs.
- Must possess EPA certifications Type I and II or Universal for refrigerant handling.
- Valid driver's license is required for operational purposes.
- Knowledge of safe tool usage and maintenance practices is essential.
- Strong customer service and communication skills are necessary for effective interaction with residents and team members.
- A high school diploma or equivalent experience is required.
