Position Overview:

The Project Manager will oversee the daily construction activities from permit approval to project completion and handover to the client. Responsibilities include managing project schedules, coordinating with trade partners, ensuring compliance with specifications, and maintaining quality standards within budget constraints. The Project Manager will also handle municipal inspections, quality control, job site safety, and warranty management during the first year post-delivery. Regular communication with clients, including updates on project progress, is essential.

Key Responsibilities:
  • Supervise and schedule all trade partners and on-site personnel.
  • Ensure productivity of daily tasks, materials, and equipment.
  • Enforce compliance with project guidelines and safety protocols.
  • Verify completion of work by all trade partners.
  • Conduct daily site inspections to monitor activities and plan for future tasks.

Maintain an active punch list of items to be addressed before project completion.
  • Perform quality control inspections at each construction phase.
  • Keep daily logs of project activities and photographic documentation.
  • Complete necessary tasks for accounts payable processing using BuilderTrend software.
  • Document any violations related to safety and stormwater management, ensuring corrective actions are taken.
  • Coordinate required inspections with local authorities.
  • Maintain a clean and organized job site.
  • Manage multiple residential projects simultaneously.
  • Assist in budgeting, bidding, and subcontract awards.
  • Collaborate with clients to finalize pre-closing punch lists and address post-warranty issues.
  • Adhere to all company safety and security policies; report incidents and unsafe practices to management.
  • Perform other duties as assigned.


Qualifications:
  • Bachelor's degree in construction management or a related field, with a minimum of 5 years of experience in high-end residential projects.
  • Experience as the main superintendent on projects.
  • In-depth knowledge of construction practices, procedures, and relevant building codes.
  • Ability to lead and resolve issues among a diverse group of trade partners and vendors.
  • Proficient in Microsoft Office Suite and familiar with BuilderTrend software.
  • Strong customer service skills, with the ability to manage challenging situations effectively.
  • Excellent interpersonal and communication skills, both verbal and written.
  • Strong organizational and planning abilities.
  • Commitment to professionalism and quality in all aspects of work.
  • Dependable and able to work extended hours when necessary.
