Job Title: Superintendent-Podium/Student Housing

Jobot is seeking a seasoned Superintendent with a proven track record in podium mixed use, multi-family, and commercial construction. The successful candidate will have a strong background in construction management, specifically with experience in construction planning, scheduling, and implementation.

Responsibilities:
  • Oversee and direct construction projects from conception to completion.
  • Review project in-depth to schedule deliverables and estimate costs.
  • Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations.
  • Coordinate and direct construction workers and subcontractors.
  • Review work progress on a daily basis.
  • Plan ahead to prevent problems and resolve any emerging ones.
  • Negotiate terms of agreements, draft contracts, and obtain permits and licenses.
  • Analyze, manage, and mitigate risks.
  • Ensure quality construction standards and the use of proper construction techniques.
  • Manage the planning and execution of construction tasks in line with project schedule.
  • Prepare internal and external reports pertaining to job status.
  • Work closely with project team to maintain and update project schedule using P6 Scheduling.
  • Utilize Bluebeam for project submittals and RFI's.
  • Implement cost control measures to ensure project profitability.
  • Ensure all project resources are used efficiently and effectively.
  • Maintain a safe, secure, and healthy work environment by adhering to and enforcing safety codes.
Requirements:
  • Minimum 5 years of experience as a Superintendent in the construction industry.
  • Proven working experience in construction management, specifically with podium mixed use, multi-family, and commercial construction.
  • Advanced knowledge of construction management processes, means, and methods.
  • Expert knowledge of building products, construction details, and relevant rules, regulations, and quality standards.
  • Understanding of all facets of the construction process.
  • Familiarity with construction management software packages, particularly P6 Scheduling and Bluebeam.
  • Ability to plan and see the 'big picture'.
  • Competent in conflict and crisis management.
  • Excellent time and project management skills.
  • BS degree in construction management, architecture, engineering, or related field is preferred.
  • Experience with parking garage construction is a plus.
  • Excellent communication and negotiation skills.
  • Strong leadership and management abilities.
