Position Overview

The Community Manager is entrusted with the comprehensive oversight of daily operations for the property or properties under their jurisdiction. This role guarantees that all aspects of the community are maintained to the highest standards, ensuring residents enjoy a clean, safe, and well-managed environment.

The Community Manager's responsibilities encompass the management, coordination, and supervision of all operational phases, including but not limited to: leading and guiding all property staff, preparing and managing budgets, overseeing administrative tasks, maintaining property conditions, managing leasing and collections, and ensuring accurate financial reporting. Additionally, the Community Manager fosters positive resident relations and manages the financial resources of the property effectively.

Key Responsibilities

1. Oversee the management, direction, training, and safety of all personnel assigned to the property or properties. Must demonstrate the ability to assess critical situations and respond effectively when immediate management support is unavailable.

2. Handle recruitment for approved positions, conduct training, and perform performance evaluations for all staff, while also recommending salary adjustments and managing disciplinary actions in line with company policies.

3. Develop work schedules and assign tasks for both routine and emergency operations, including approving time-off requests.

4. Educate staff on safe operational procedures and ensure all incidents are reported to the appropriate parties.

5. Design and implement marketing strategies for leasing units, including property tours and promotional activities. Manage lease agreements and stay informed about market conditions to maintain competitiveness.

6. Ensure compliance with local, state, and federal regulations regarding resident eligibility and swiftly address any compliance issues.

7. Assist in formulating and executing the annual budget while maintaining accurate financial records, including payroll and daily transactions.

8. Supervise external contractors and ensure that all work meets quality standards and deadlines.

9. Collaborate with office and maintenance teams to manage move-in/out processes and inspections.

10. Engage with residents and community organizations to address concerns and enhance community relations.

11. Adhere to all company accounting and operational policies and procedures.

12. Conduct regular property inspections to identify deficiencies and implement improvements as necessary.

13. Obtain all required certifications or licenses within the first year of employment and remain compliant with all relevant laws and policies.

14. Perform additional duties as assigned.

Qualifications

Required Experience:

A minimum of two years' experience in multi-family residential property management, with direct supervisory experience preferred. Experience in multi-family leasing and a background in accounting or finance are advantageous.

Required Education/Training:
High School Diploma or equivalent is required; two or more years of college education is preferred. Relevant certifications or licenses are preferred or must be obtained within one year.

Required Skills and Abilities:
A professional demeanor with strong conflict resolution skills. Excellent organizational abilities with meticulous attention to detail and proficiency in maintaining accurate financial records. A valid driver's license and reliable transportation are necessary.

Working Conditions:

The role primarily involves an office environment, with responsibilities that include meeting residents in their units, conducting property inspections, and navigating multi-story facilities. Occasional exposure to cleaning agents and landscaping materials may occur. Evening and weekend work may be required, along with on-call responses to emergencies.
