Overview:

Hines is seeking a skilled Building Engineer to maintain the basic operation and maintenance of all building equipment and systems. As a key member of our team, you will review operating conditions and established programs with your supervisor to understand and resolve any abnormal operating issues.

Responsibilities:

As a Building Engineer with Hines, your responsibilities will include:

  • Performing preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems.
  • Making adjustments and changes to HVAC and related equipment to maintain established operating criteria.
  • Performing general repairs, maintenance, and replacement of building components.
  • Participating in the water treatment chemical programs established in the property.
  • Maintaining operation logs and files, including central plant operations, chemical consumption logs, and other equipment or operation inspection logs specific to the property.
  • Applying working knowledge and skills in HVAC distribution and controls to make adjustments and/or corrective actions to resolve work orders.
  • Providing prompt and courteous response to tenant requests within the guidelines set forth by Hines.
  • Maintaining ethical, professional, and courteous relations with contractors and tenants.
  • Establishing and maintaining a cooperative working relationship with the entire operation staff and performing as a team member.
  • Demonstrating full competency in all current Hines and property emergency procedures, including assisting with directing building occupants with evacuations, assisting with bomb searches, assisting with life safety system alarms, and assisting emergency authorities and response teams.
  • Utilizing fire alarm and life safety systems at assigned property and making adjustments as needed.
  • Adhering to all Hines and property policies and procedures and performing all duties in a safe manner and helping ensure compliance with city, state, and federal safety and environmental laws, codes, standards, and regulations.
  • Actively participating in required training activities and seminars.

Qualifications:

To be successful in this role, you will need:

  • A high school diploma or equivalent from an accredited institution.
  • Two years of commercial HVAC or related experience.
  • Successful completion of the Hines Introduction to Engineering training program.
  • Functional knowledge of the Engineering Assessment Guidelines and the ability to demonstrate proficiency in the assigned area(s) of the Guidelines.
  • The ability to read and use all types of testing equipment, including analog digital multi-meters, pressure, and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.
  • Knowledge and proper use of basic hand tools, including socket sets, wrenches, pliers, screwdrivers, saws, and hammers.
  • The ability to read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.
  • Understanding of correct usage of power tools, including pneumatic, electric, or engine drive, drill motors, saws, grinder, and impact wrenches.
  • The ability to compute basic mathematical equations for equipment performance testing and building operations.
  • Effective communication skills, both verbally and in writing.
  • Sufficient computer skills to effectively administer required engineering programs.
  • The ability to interact with employees, visitors, and contractors with poise and diplomacy.
  • Maintaining a calm demeanor in emergency situations.
  • Understanding and application of correct usage of all personal safety equipment.
  • When applicable, obtaining required city and/or government licenses or permits.

Compensation:

Hines offers a competitive salary range of $53,040 - $66,300, with a 3% bonus pool.
