Job Overview

We are seeking a highly skilled Preconstruction Manager to join our team at NCW. As a key member of our organization, you will play a critical role in the creation of project bids and the development of relationships with our business partners and operations team.

The successful candidate will have a strong background in estimating and preconstruction bid experience, with a proven track record of delivering cost-effective and repeatable solutions to our customers' most challenging problems.

Key Responsibilities
  • Lead and deliver contract proposal estimates, post-award purchase orders, and subcontracts on a broad range of construction projects.
  • Prepare and assemble bid proposals, including completing detailed estimates and soliciting pricing from qualified vendors and subcontractors.
  • Review proposal specifications and drawings utilizing the Company Bid Information System (BIS).
  • Actively participate in bidding and pre-construction services, including attending pre-bid meetings to determine the scope of work and required contents for the estimate.
  • Research, negotiate, and prepare purchase orders and subcontracts for awarded projects, including obtaining the necessary insurance requirements.
  • Participate in pre-job meetings with project management personnel.
Requirements
  • Bachelor's degree in engineering, construction management, business, or a similar field.
  • 5+ years of estimating and preconstruction bid experience with large projects.
  • Ability to use computer programs: MS Office, MS Project, Bluebeam, Procore, Yardi, etc.
  • 5 or more years of multi-family estimating construction building experience.
