Job Title: Preconstruction Manager

We are seeking a highly skilled Preconstruction Manager to join our team at Jobot. As a Preconstruction Manager, you will be responsible for managing all preconstruction activities, including design, estimating, scheduling, and contract management.

Key Responsibilities:
  • Manage preconstruction activities, including design, estimating, scheduling, and contract management.
  • Work closely with project teams to develop and implement preconstruction strategies and plans.
  • Coordinate with architects, engineers, and other construction professionals to ensure project requirements are met.
  • Prepare detailed cost estimates and project bids, ensuring they are accurate, competitive, and profitable.
  • Utilize Lean Construction principles to maximize efficiency and minimize waste throughout the preconstruction process.
  • Manage the contract negotiation process, ensuring all terms and conditions are favorable and protect the company's interests.
  • Use PlanSwift and other construction software to streamline preconstruction activities and improve project outcomes.
  • Conduct market rate analysis for various construction projects, including Mixed Use and student housing.
  • Implement effective cost management strategies to keep projects within budget.
  • Provide regular updates to senior management on preconstruction progress, challenges, and solutions.
Requirements:
  • Bachelor's degree in Construction Management, Engineering, or related field.
  • Minimum of 5 years of experience in preconstruction management or a related role in the construction industry.
  • Proven experience with Lean Construction, Design Build, market rate, Mixed Use, student housing, project estimation, Construction Estimating, Project Bidding, Contract Management, cost management, Project Management, and PlanSwift.
  • Strong understanding of construction methodologies, processes, and principles.
  • Excellent leadership and team management skills.
  • Exceptional ability to manage multiple projects and tasks simultaneously.
  • Strong analytical, problem-solving, and decision-making skills.
  • Excellent negotiation and contract management skills.
  • Strong verbal and written communication skills.
  • Proficiency in using construction software, including PlanSwift.
  • Ability to work under pressure and meet tight deadlines.
  • Strong attention to detail and commitment to producing high-quality work.
  • Demonstrated ability to build and maintain strong relationships with clients, subcontractors, and team members.
