Key Responsibilities
  • Oversees the daily maintenance operations of the property.
  • Assists the Business Manager in the recruitment and selection of maintenance personnel.
  • Directs and manages the daily functions of the maintenance team, including work scheduling, task assignment, progress monitoring, and performance evaluation.
  • Collaborates with the Business Manager on employee performance decisions, including promotions and disciplinary actions.
  • Plans, oversees, and executes preventative maintenance and apartment turnover tasks.
  • Leads the on-site maintenance crew and engages in troubleshooting and repairs across various systems including HVAC, electrical, plumbing, and carpentry.
  • Addresses resident maintenance requests promptly and professionally.
  • Conducts inspections of apartments pre- and post-occupancy, as well as after maintenance work is completed.
  • Ensures daily inspections of recreational facilities such as pools and fitness areas.
  • Regularly inspects property grounds to maintain safety and cleanliness, reporting necessary repairs to the maintenance team.
  • Manages vendor selection and relationships to ensure high-quality service delivery.
  • Obtains and evaluates bids from external contractors, overseeing their work for quality assurance.
  • Prepares and manages the maintenance budget, ensuring financial control.
  • Encourages participation in company-sponsored training programs and ensures team members complete required training.
  • Participates in training on topics such as fair housing, safety, and anti-discrimination.
  • Adheres to all company policies, health and safety regulations, and applicable laws.

Qualifications

  • High School diploma or equivalent.
  • A minimum of 5 years of experience in property management maintenance or related fields is required.
  • Proficient in reading, writing, and communicating in English.
  • Familiarity with personal computers and software applications such as Microsoft Word and Excel.
  • Ability to operate general office equipment including telephones, fax machines, and printers.
  • Strong customer service and interpersonal skills.
  • Effective verbal and written communication abilities.
  • Excellent organizational and time management skills.
  • Ability to interpret and manage budgets.
  • Knowledge of federal fair housing laws and local housing regulations.
  • Commitment to confidentiality.
  • Required Licenses: Valid driver’s license and automobile insurance.
  • Preferred certifications include EPA Certification, HVAC Certification, and CPO certification (pool), along with any other licenses required by state law.
