About the Role

We are seeking a highly skilled Maintenance Supervisor to join our team at Roundhouse Communities LLC. As a key member of our property operations team, you will be responsible for overseeing the maintenance and repair of our properties, ensuring that all work is performed safely, efficiently, and in accordance with established standards and procedures.

Key Responsibilities
  • Team Management: Oversee a team of maintenance technicians, groundkeepers, or housekeepers, including assigning work orders, providing guidance and training when necessary, and creating and managing the daily make-ready schedule.
  • Complex Repairs: Oversee more complex repairs performed by maintenance technicians while assisting in routine maintenance as needed.
  • Property Inspections: Perform regular inspections of the property to identify maintenance needs, safety hazards, and code violations.
  • Compliance: Ensure compliance with safety regulations and other relevant laws, regulations, and standards.
  • Record Keeping: Maintain accurate records of maintenance projects, including work orders, preventative maintenance, invoices, maintenance schedules, and employee trainings.
  • Vacant Ready Walks: Conduct vacant ready walks on all units marked 'ready for move in' prior to move in.
  • Capital Projects: Oversee large capital projects and renovation schedules to ensure goals are met.
  • Inventory Management: Monitor and manage the maintenance inventory based on property needs while staying within budget.
  • Vendor Management: Assist with vendor management and coordinate with outside contractors and service providers as necessary.
  • Communication: Communicate and share information with the Community Manager regarding overall property maintenance condition, status, and staff.
  • Emergency Response: Participate in after-hours emergency on-call rotation as scheduled and snow removal when required.
Requirements
  • Experience: Two years of supervisory experience and three years of experience as a maintenance technician.
  • Skills: Excellent time management skills and ability to prioritize work, strong written and oral communication skills, basic computer skills, including proficiency in Microsoft Office and property management software.
  • Knowledge: Strong knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems is highly preferred.
  • Physical Requirements: Must be able to lift and carry up to 50 pounds, stand, walk, and climb ladders for extended periods of time, and work in outdoor environments in all weather conditions.
