Responsibilities:


The Role Overview: We are seeking a Facilities Maintenance Manager who will play a vital role in our Campus Life & Style Family, reporting directly to the site General Manager.

As the Facilities Maintenance Manager, you will be responsible for ensuring the safety and operational efficiency of the property, equipment, and grounds.

This position encompasses the overall management and execution of all maintenance programs, establishing protocols, and ensuring compliance.


Team Development and Leadership:


Build and lead a team of motivated, skilled, organized, and productive individuals who collaborate effectively and represent the company professionally.

Provide exceptional customer service to both prospects and residents, ensuring that all requests are addressed promptly and professionally.

Ensure that all team members uphold the highest standards of workmanship and respond swiftly when necessary.

Foster a strong work ethic among maintenance staff and promote positive company morale.


Ensure timely and professional completion of all work orders, maintaining cleanliness before leaving the unit or concluding each work session.

Manage building services and preventative maintenance programs according to industry best practices.


Supervise daily operations, including but not limited to heating, ventilation, air conditioning (HVAC), plumbing, fire protection, and general building maintenance and troubleshooting, as well as building automation systems.

Hire, train, and develop maintenance team members, holding them accountable for delivering high-quality service.

Property Management:

Oversee all building services and preventative maintenance programs, ensuring compliance with State/Federal regulations and OSHA standards.

Maintain all equipment and machinery in optimal condition.

This includes but is not limited to:
domestic hot water heaters, boilers, furnaces, air conditioning units, and pumps.

Assist the General Manager with additional duties as required and provide coverage for staff when necessary.


Conduct regular inspections of buildings, common areas, and the surrounding grounds to identify deficiencies, safety hazards, and necessary repairs.

Ensure that the property is clean, well-maintained, and safe for residents, prospects, employees, and visitors.

Prepare written reports summarizing inspection findings and communicate them to relevant parties as appropriate.

During Turn:

Oversee and supervise the preparation of vacated units, ensuring timely inspections, appropriate repairs, and adherence to schedules.

Inspect vacant units post-repair to assess the quality of work performed and readiness for occupancy.

Participate in emergency preparedness planning and act as essential personnel during emergencies.

Ensure adherence to safety procedures, proper use of personal protective equipment, and enforcement of health and safety policies.

Prioritize and schedule maintenance tasks, ensuring top-notch quality of work.

Manage Technicians to ensure all service requests are completed accurately and documented appropriately.

Financial Performance:
Assist office staff in maintaining high occupancy rates and collections.


Support management in achieving optimal net operating income (NOI) through effective cost control, revenue enhancement strategies, and budget management.

Collaborate with the General Manager and Regional Facilities Manager to manage and track facilities and capital budgets.

Conduct quarterly inspections, complete work promptly, and ensure accurate resident bill-backs.

Customer Experience & Community Relations:
Maintain positive resident relations and promptly inform property management of any potential or existing issues.

Foster positive relationships with neighbors, the community, schools, and city departments.


Oversee all contracted work within the building, obtaining bids and negotiating prices with vendors and contractors as approved by management.

Coordinate deliveries, schedules, and performance of all facility-related vendors.

Qualifications:
Relevant Certifications and Skills:
HVAC /EPA 608 certification

Proficient in basic building HVAC systems

Proficient in basic electrical systems

Proficient in basic plumbing systems

Experience in unit preparation

Proficiency in Microsoft Outlook, Word, Excel, and Property Management software (Entrata).

Knowledge of market rate and LIHTC programs, Fair Housing Laws, and EEO Laws.
