Residential Property Supervisor

The Residential Property Supervisor is a pivotal role within the Akron Metropolitan Housing Authority, responsible for overseeing the day-to-day operations of one or more housing sites. This includes vacancy reduction, leasing, lease enforcement, resident problem resolution, property appearance, maintenance, purchasing, and budget responsibility. As a supervisor, you will direct and manage the assigned staff to ensure the sites are maintained in decent, safe, and sanitary condition, meeting the Authority's quality, occupancy, cost, and revenue goals.
Key Responsibilities
As a Residential Property Supervisor, your key responsibilities will include:
* Preparing long- and short-term strategic plans for assigned sites
* Supervising staff, including management aides, maintenance workers, and janitors, to ensure effective work methods, performance standards, and compliance with Authority expectations
* Ensuring full compliance and meeting performance goals in leasing, work order completion, unit turnover, timely rent collection, budget adherence, property appearance, and lease administration
* Overseeing the timely lease-up of vacant units, rent collection, and enforcement of leases and collection of all rent and other receivables due to the Authority
* Processing and sending delinquency notices, initiating evictions for lease violations, conducting and ensuring completion of move-out inspections, and accurately calculating charges against security deposits
* Maintaining clear and consistent communication with outside agencies, tenant groups, and internal Authority departments
* Participating in the capital planning and redevelopment process, as needed
Requirements
To succeed as a Residential Property Supervisor, you will need:
* A Bachelor's Degree and a minimum of three (3) years of property management experience, including a minimum of one (1) year of supervisory experience
* Public Housing Management Certification or other equivalent property management certification
* Rent Calculation Specialist certification
* Valid Ohio driver's license and be insurable under AMHA policies
* Competency in housing management software, database, e-mail, internet, spreadsheet, and word processing software
Work Environment and Benefits
As a Residential Property Supervisor with the Akron Metropolitan Housing Authority, you will enjoy a competitive salary, ranging from $53,700 to $70,000, depending on experience.
