We are seeking a highly skilled Maintenance Technician II to join our team. As a key member of our maintenance team, you will be responsible for ensuring the buildings and grounds are clean, orderly, and safe.


Essential Functions and Responsibilities

The Maintenance Technician II will perform a variety of maintenance tasks, including:


  1. Maintaining building systems, including plumbing, electrical, and HVAC.
  2. Performing routine painting, janitorial, and appliance upkeep.
  3. Ensuring all repairs are handled in a timely and appropriate manner.
  4. Initiating, performing, and overseeing maintenance projects up to $300.
  5. Working with the Community Manager to anticipate maintenance needs.
  6. Picking up trash on grounds and keeping breezeways, sidewalks, and grounds clear of clutter and debris.
  7. Maintaining all sidewalks and parking lots, including painting lines, numbers, and/or other stencils as needed.
  8. Cleaning and turning over vacant apartments to make them rent-ready for the next tenant.
  9. Scheduling and conducting pre-move out inspections and reporting.
  10. Regularly checking smoke detectors, changing appliance filters, and performing other inspections as directed.
  11. Requisitioning supplies, purchasing tools and equipment, and keeping the storeroom/shop clean, safe, and organized.
  12. Preparing and completing maintenance requests and work orders within 3-5 working days.
  13. Performing regular preventative maintenance inspections of all units.
  14. Notifying the Community Manager of safety-related issues and lease agreement violations.
  15. Responding promptly to after-hours calls and completing necessary repairs.

Qualifications and Physical Demands

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.


Education and Experience:


3-5 years related experience and/or equivalent combination of experience in a trade such as electrical, plumbing, and painting or technical school. Associate degree (A.A.) preferred, or equivalent combination of education, training, and experience.


Certifications, Licenses, and Registrations:


Valid Driver's License and insurance is required.


Language Skills:


Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.


Multiplication Skills:


Must be able to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.


Reasoning Ability:


Ability to problem solve, and deal with a variety of situations where only limited standardization exist. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Tool Requirement:


Cascade requires that in this Maintenance position, the employees supply their own tools to perform maintenance work at work sites. A list of required tools to perform the basic maintenance functions of the job description must be able to be obtained within 60 days of employment.
