Job Overview:

The Leasing Operations Assistant Manager plays a crucial role in supporting the Leasing Consultants by fostering motivation and providing guidance in leasing activities. This position involves continuous analysis and application of market data, with an eye towards career advancement to Property Manager. The Leasing Operations Assistant Manager will report directly to the Property Manager.

Key Responsibilities:
  • Ensure timely collection of rent and accurate posting of all revenue data in the accounting system.
  • File eviction notices as necessary, staying informed about local regulations and policies.
  • Issue lease violations when appropriate and collaborate with the Property Manager to uphold community standards.
  • Review and approve rental applications, ensuring compliance with community qualification criteria.
  • Conduct audits of move-ins to confirm that all required payments and leasing documents are completed and uploaded.
  • Verify that all current and future resident billing is accurate.
  • Prepare monthly reports in line with company standards.
  • Familiarize oneself with the property budget and assist in the preparation and submission of bills for approval.
  • Address and resolve resident issues proactively before escalation to the Property Manager.
  • Assist with leasing activities and conduct property tours as needed.
  • Manage escalated service requests, ensuring adherence to customer service expectations.
  • Work closely with the Property Manager to achieve budgeted occupancy and leasing targets.
  • Support the Property Manager in organizing resident events and enhancing resident retention.
  • Availability to work one weekend per month may be required.
Qualifications:
  • Valid Driver's License.
  • Preferred experience of 1+ years in property management or real estate.
  • A high school diploma is required; post-secondary education in business or property management is preferred.
Skills, Knowledge, and Abilities:
  • Proficient in computer applications, with strong verbal, mathematical, and analytical skills.
  • Demonstrated abilities in negotiation and sales.
  • Strong leadership, interpersonal, and organizational skills.
  • Effective time management and attention to detail.
  • Familiarity with Microsoft Excel, Word, and other Office applications.
  • Understanding of internet, email, and social media for community marketing.
  • Knowledge of property management software such as Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
  • Comprehension of business practices and principles.
  • Able to manage multiple projects and tasks simultaneously.
  • Ability to maintain composure under stress.
  • Commitment to confidentiality.
  • Capable of working independently and collaboratively within a team.
  • Flexibility to work evenings, weekends, and holidays as required.
