POSITION OVERVIEW

The Facilities Maintenance Technician plays a crucial role in ensuring the upkeep and functionality of the community's environment, providing essential maintenance services to promote a safe and welcoming atmosphere for residents, staff, and visitors.

KEY RESPONSIBILITIES

  • Adheres to scheduled maintenance plans for resident accommodations and shared spaces.
  • Organizes and executes necessary fire and emergency drills, fulfilling assigned responsibilities to ensure resident safety during crises.
  • Completes all required documentation and maintains accurate records of maintenance activities and drills.
  • Oversees and monitors maintenance inventory levels.
  • Ensures the security of various repair components and tools.
  • Maintains all necessary tools and equipment to deliver effective maintenance services.
  • Conducts repairs and upkeep of housekeeping, laundry, and mechanical equipment to ensure optimal functionality.
  • Services and repairs heating and air conditioning systems.
  • Inspects and rectifies any damage to hallways, walls, ceilings, floors, roofs, and resident accommodations.
  • Applies paint as required.
  • Lubricates appliance motors, exhaust fans, pumps, and other equipment monthly or as per manufacturer recommendations.
  • Regularly inspects floor drain clean-outs.
  • Checks and replaces central heating and air conditioning filters monthly, changing filters in room units as necessary.
  • Cleans condenser coils to maintain efficiency.
  • Conducts periodic inspections of laundry equipment, cleans vents and trap lines, and checks combustion chambers on dryers.
  • Performs miscellaneous repairs to the building structure.
  • Takes necessary actions to secure maintenance supplies.
  • Adheres to safety protocols for handling, storing, and transporting maintenance equipment to prevent infection spread.
  • Monitors the workplace for safety and fire hazards, reporting or correcting potential issues to management.
  • Immediately reports maintenance and equipment concerns to the Maintenance Director or Executive Director.
  • Keeps the workplace organized and clean, storing supplies and equipment properly when not in use.
  • Inspects the community for signs of pests and implements effective pest control measures.
  • Regularly tests the community's hot water system to assess temperatures in critical areas.
  • Ensures compliance with OSHA regulations regarding workplace safety, including hazard communication and blood-borne pathogens.
  • Respects the community's confidentiality and privacy policies related to resident matters.
  • Conducts rounds throughout the community to evaluate cleanliness, safety, and the condition of resident rooms, hallways, common areas, and exterior building components.
  • Maintains an adequate supply of housekeeping and maintenance materials within budgetary constraints.
  • Regularly assesses electrical systems, fire alarms, sprinkler systems, nurse call systems, emergency generators, and HVAC systems, coordinating with vendors for repairs and maintenance.
  • Performs daily cleaning and maintenance of all flooring throughout the building.
  • Completes work orders efficiently and in a timely manner.

WORKING CONDITIONS

  • Flexibility in working hours is required, including evenings and weekends for special events.

EDUCATION AND EXPERIENCE

  • High school diploma or General Education Degree (GED) is required.
  • Preferred experience of one to three years in maintenance, floor care, or environmental services.

SKILLS AND KNOWLEDGE

  • Strong understanding of electrical systems.
  • Proficient knowledge of heating and cooling systems (HVAC).
  • Basic knowledge of fire alarm and sprinkler systems.
  • Familiarity with various chemicals used in maintenance.
  • Ability to read and interpret safety rules, operating instructions, and procedure manuals. Effective communication skills are necessary for interactions with groups, residents, or staff.
  • Mathematical skills to perform basic calculations using whole numbers, fractions, and decimals.
  • Problem-solving skills to address a variety of instructions presented in different formats.

CERTIFICATIONS

  • Valid State Issued Driver's License is required.
