Job Description

Job Summary:

The Senior Director, Portfolio Manager position is a key role within NAIOP SoCal, responsible for overseeing the investment management of a diverse portfolio of commercial assets in the Northern California and Pacific Northwest regions. This individual will drive outperformance, identify opportunities for value creation, and develop best practices to enhance the company's investment strategy.

Key Responsibilities:

  • Investment Strategy and Oversight: Develop and implement investment strategies to drive outperformance and create value for the portfolio.
  • Asset Performance Monitoring: Measure and monitor asset performance against various benchmarks, including client objectives, pro-forma metrics, budget, and market comparables.
  • Business Planning and Execution: Develop and effectuate annual business plans through active oversight of property management, leasing, accounting, legal, appraisal, tax, research personnel, and third-party consultants.
  • Communication and Collaboration: Maintain open and effective lines of communication with Portfolio Management regarding the management of their investments, including physical, financial, and leasing performance.
  • Market Analysis and Due Diligence: Perform regular market visits and property inspections for assigned assets, and actively engage in the appraisal and internal valuation process to ensure accurate and timely feedback.
  • Transaction Support: Collaborate with the transactions, dispositions, engineering, and closing groups on investment execution and due diligence.
  • Document Review and Approval: Review and approve various documents related to operating and marketing the assets, including management agreements, leasing agreements, service contracts, etc.
  • Industry Expertise: Develop and maintain knowledge regarding capital markets activity in the region, establishing credibility as NAIOP SoCal's regional expert.
  • Relationship Building: Develop and foster productive working relationships with property management companies, brokers, and industry peers.

Requirements:

  • Experience: Minimum of 10 years of hands-on commercial asset management and/or development experience.
  • Background: Prior experience implementing repositioning and redevelopment projects, with the ability to work collaboratively and effectively with joint venture partners and developers.
  • Knowledge: Broad understanding of the operational and investment fundamentals of institutional real estate.

Skills and Attributes:

  • Quantitative Analysis: Strong quantitative analysis skills, with the ability to think and act strategically when analyzing leasing and investment decisions.
  • Negotiation and Communication: Strong negotiation, analytical, written, and interpersonal skills, with the ability to work independently and as part of a team.
  • Organizational and Time Management: Effective organizational and time management skills, with the ability to manage projects and influence other investment professionals.
  • Integrity and Results Orientation: High level of integrity and a results-oriented approach, with a focus on delivering high-quality results.
  • Creativity and Innovation: Creative and innovative approach to problem-solving, with a focus on identifying opportunities for value creation.
  • Technical Skills: High proficiency with Excel and Word, with knowledge of Yardi, Argus, and VTS a plus.

Education:

Undergraduate degree required; advanced degree a plus.
