Job Overview

Under the guidance of the Regional Engineer, the Senior Preventative Maintenance Specialist is tasked with ensuring the optimal functioning and upkeep of mechanical, electrical, plumbing, and fire/life safety systems and equipment within designated regions.

Key Responsibilities

· Reports directly to the Regional Engineer, who provides essential operational guidance and assigns tasks as necessary.

· Offers support and direction to maintenance staff and contractors working on-site.

· Responsible for the operation, maintenance, and repair of all mechanical, plumbing, and electrical systems within the facility.

· Maintains comprehensive operating manuals and technical documentation, along with accurate records of maintenance services, preventive measures, equipment inventory, and relevant data concerning operational equipment and building fixtures.

· Monitors inventory levels for maintenance supplies monthly and coordinates with the Regional Engineer or Portfolio Manager for necessary purchases.

· Executes preventive maintenance tasks as directed by the Regional Engineer.

· Interprets and understands trade-related blueprints, diagrams, and schematics.

· Performs minor tasks such as painting, carpentry, locksmith duties, and exterior maintenance as required.

· Demonstrates proficiency in building engineering principles.

· Engages in hands-on work and operates necessary tools.

· Manages the preventive maintenance work order system to ensure high-quality service delivery.

· Conducts building inspections as assigned, reporting and addressing any mechanical or operational issues identified during inspections, and providing written reports with corrective suggestions.

· Diagnoses problem areas within the building or tenant spaces, consulting with the Regional Engineer or Portfolio Manager regarding labor needs for specific tasks.

· Evaluates specifications, blueprints, and diagrams to ensure compliance with operational standards.

· Understands and implements required mechanical operating standards for the facility, including seasonal temperature adjustments and procedures for heating and cooling, as well as energy-saving settings.

· Keeps logs and records in an accurate and up-to-date manner.
