Key Responsibilities- Inspection and Preparation: Conduct thorough inspections of vacant apartments and prepare detailed checklists for the make-ready process.
- Communication and Coordination: Inform the Maintenance Supervisor and/or Community Manager of needed services and repairs in a timely manner.
- Repair and Maintenance: Perform a range of repairs and maintenance tasks, including fixing windows, latches, screens, hinges, doors, shelves, baseboards, and other fixtures.
- Appliance Management: Check appliances and inform the Maintenance Supervisor or Community Manager of their status, and assist with changing or removing appliances from apartments as needed.
- Security and Access: Make keys and change locks as required.
- Environmental Services: Change A/C filters, repair or replace ceiling fans, and check faucets and sink plugs.
- Surface Repairs: Perform surface repairs to sinks and tubs, and inspect bathroom tiles for minor repairs or replacements.
- Painting and Finishing: Assist with painting duties when requested, and transfer paint and supplies as needed.
- Lighting and Electrical: Check all lights and replace as needed.
- Grounds Maintenance: Assist the team with trash-out and keeping the grounds clean.
- Supply Management: Report supply needs to the Maintenance Supervisor or Community Manager.
- Experience: Previous experience in apartment maintenance or a related field is essential.
- Teamwork and Communication: Ability to work independently and as part of a team, with excellent communication skills.
- Attention to Detail: High level of efficiency and attention to detail is required.
- Valid Driver's License: A valid driver's license is required for this role.
