Overview of the Facilities Maintenance Specialist
The Facilities Maintenance Specialist is responsible for diagnosing, repairing, and upkeeping the physical condition and aesthetic appeal of residential properties and other Mayroad assets, including amenities such as pools, community centers, playgrounds, ice rinks, dog parks, and community gardens. The role encompasses a variety of tasks including structural repairs, painting, plumbing, HVAC maintenance, pressure washing, cleaning, and electrical work, tailored to the assigned core responsibilities.
Key Responsibilities of the Facilities Maintenance Specialist
- Conducts routine maintenance in and around Mayroad communities, addressing both occupied and vacant residences, as well as community properties and amenities, including repairs to walls, floors, ceilings, and other structural elements.
- Responds to and fulfills emergency, urgent, and routine work orders in alignment with company protocols.
- Delivers exceptional customer service and maintains responsiveness to residents' needs.
- Provides emergency on-call services after hours on a rotational basis.
- Inspects properties to uphold the highest standards, performing annual preventative maintenance inspections to identify and address potential maintenance issues proactively.
- Utilizes a Mobile Work Order application daily to manage and prioritize work orders effectively.
- Repairs plumbing issues to prevent water damage and restore functionality to water fixtures, including tasks related to sewers, clearing clogs, and replacing necessary components.
- Executes basic electrical repairs on wiring, switches, outlets, and other fixtures, ensuring safety and functionality.
- Conducts inspections for moisture, humidity, and mold, performing remediation as necessary.
- Performs installation and preventative maintenance on household appliances, diagnosing and repairing as needed.
- Maintains HVAC systems to ensure proper climate control within buildings, including diagnosing and repairing units and components.
- Maintains tools and equipment, submitting requests for replacements when necessary.
- Requests parts and materials required for repairs and general maintenance.
- Implements preventative measures to mitigate future maintenance issues, such as applying sealants and protective finishes.
- Enhances property appearance through updates to interior and exterior finishes, including painting and flooring.
- Identifies and mitigates potential safety hazards to protect residents and visitors.
- Responds to climate-related emergencies, including snow removal and flood management.
- Manages wildlife control and pest management as needed, escalating requests for professional services when necessary.
- This position is deemed Key & Essential, requiring onsite presence during emergencies to safeguard residents and assets.
- Performs additional job-related duties as assigned.
Required Qualifications of the Facilities Maintenance Specialist
- EDUCATION REQUIREMENT – High school diploma or GED; experience may be considered in lieu of formal education.
- Minimum of 3 years of experience in general residential maintenance, including carpentry, plumbing, and basic electrical work; ability to obtain HVAC/Steam certification within 12 months of hire if required.
Knowledge, Skills & Abilities of the Facilities Maintenance Specialist
- Proficient with all necessary tools, including carpentry, plumbing, electrical, and power tools.
- Basic computer skills for training and timekeeping purposes.
- Must possess a personal smartphone for work-related communication.
- Ability to utilize Mobile Work Order applications and communicate effectively through various digital platforms.
- Safety-conscious with a fundamental understanding of OSHA and other safety regulations; must obtain necessary certifications.
- Detail-oriented with a reliable and positive attitude.
- Capable of working independently and collaboratively within a team environment.
- Strong organizational skills with the ability to prioritize tasks in a fast-paced setting.
- Valid driver's license and ability to meet company motor vehicle review standards.
- Must pass a state and federal background check and a pre-employment drug test.
- Customer service-oriented with effective communication skills.
- Proficient in reading and interpreting documents in English.
- Ability to accurately complete documentation through reading, counting, and writing.
Work Environment
The employee regularly engages in repairs and construction within a residential context, necessitating the use of Personal Protective Equipment (PPE).
The role involves working in non-climate-controlled environments, with potential exposure to extreme temperatures, noise, hazardous materials, and various industrial hazards.
Physical Demands
The physical requirements include lifting up to 50 pounds and exerting force as needed. The employee is frequently required to walk, climb, lift, carry, balance, reach, and perform various physical activities.
Travel
Minimal travel is expected, less than 5 percent.
