Maintenance Lead Job Description

TRG Management Company LP is seeking a highly skilled Maintenance Lead to oversee the maintenance and housekeeping staff at our Gulfstream property in Dania, FL.

Job Summary

The Maintenance Lead will be responsible for ensuring the physical aspects of the property meet the community's requirements for aesthetic, cleanliness, safety, and general functionality. This includes conducting daily maintenance checks, inspecting mechanical components, and reporting to the Property Manager.

Key Responsibilities
  • Communicate the status and outcome of any emergency, property condition, safety issues, and other notable items to the Property Manager in a timely manner.
  • Ensure all employees are properly trained, performing their assigned duties, and have the necessary equipment and resources to do their jobs.
  • Follow budgetary guidelines and ensure all inventory purchases are approved by the Property Manager and made in accordance with established purchasing procedures.
  • Maintain a safe working environment and educate employees on proper safety procedures.
  • Work with the Property Manager to develop and implement the property's hurricane preparedness plan.
  • Assist in creating and implementing a preventative maintenance program for the facility using established parameters.
  • Monitor the functions of service contractors and building repair and maintenance contractors.
  • Assist with soliciting bids and proposals for the property and making recommendations to the Property Manager.
  • Perform daily walk-throughs of the property to ensure it is aesthetically pleasing and all equipment and facilities are in working order.
  • Install and restore industrial machinery and equipment's electrical systems, apparatus, and electrical and electronic components.
  • Monitor the upkeep and maintenance of all mechanical equipment in the community, including water heaters, HVAC systems, and other similar items.
  • Replace damaged or broken wires and cables and diagnose defective machinery such as transformers, motors, and lighting fixtures.
  • Replace machine electrical components such as relays, switches, and motors, as well as position detecting devices that are malfunctioning.
  • Monitor and adjust controls that regulate building systems, such as air conditioning and boilers.
Requirements
  • A high school diploma or equivalent is preferred.
  • Three to four years of supervisory experience in a similar role is required.
  • A valid driver's license and auto insurance are required.
  • An EPA or CFC (HVAC) certificate is required.

Physical Demands

The Maintenance Lead will be required to walk during most of their shift and will need to sit, stand, reach, bend, kneel, squat, climb, push, pull, and lift objects weighing less than 50 pounds. Manual, auditory, and visual abilities, as well as the capability to follow written and oral instructions and procedures, are required for this role. The employee must be able to climb stairs, ladders, operate at heights above ground, and detect aural and visual emergency alarms to perform their duties.
