POSITION OVERVIEW:
Accountable for the effective execution and oversight of the Maintenance Team's operations, ensuring all tasks are completed efficiently and in alignment with organizational standards.
KEY RESPONSIBILITIES:
The following outlines the primary duties and responsibilities. Additional tasks may be assigned as necessary by management. All responsibilities must be executed in compliance with relevant regulations, policies, and procedures.
- Oversees projects and ensures the repair and upkeep of all facility and grounds equipment is maintained in optimal condition. Responsible for replacing worn components and managing parts inventory.
- Demonstrates adaptability to diverse environments and rapidly evolving situations while maintaining effective and professional communication.
- Exhibits initiative in performing tasks independently, sustaining a high level of positive energy throughout all job functions.
- Manages both scheduled and unscheduled maintenance of all mechanical assets through the Computerized Maintenance Management System (CMMS) to maintain operational timelines.
- Collaborates with maintenance staff to troubleshoot discrepancies, order parts, and track inventory.
- Defines, reviews, and updates the scope of all maintenance service contracts.
- Examines all invoices to ensure billing accuracy in accordance with contract terms.
- Reviews and audits work orders for thoroughness and precision.
- Assists Facilities Supervisors and maintenance staff in identifying maintenance needs for new assets.
- Implements effective maintenance tracking to ensure compliance with all scheduled maintenance requirements.
- Evaluates equipment performance and recommends upgrades or replacements to enhance operational efficiency and reliability.
- Develops and executes preventative maintenance schedules for existing equipment and facility assets to minimize breakdowns and extend asset longevity.
- Provides accurate and timely reports across various platform assets to facilities team members as required.
- Creates, revises, and manages the Maintenance Programs within the CMMS software.
- Establishes and monitors departmental KPIs and metrics.
- Collaborates with procurement to enhance and renew contracts with favorable pricing for budget adherence. Acts as the primary manager of maintenance functions in the absence of the Facilities Manager.
- Implements safety protocols to ensure a secure and hazard-free environment for all team members and guests.
- Maintains necessary certifications for operating company equipment and vehicles.
- Ensures all work adheres to OSHA standards and company safety regulations.
- Conducts regular inspections of property and project areas to ensure operational efficiency and assist in troubleshooting issues.
- Monitors and ensures timely completion of maintenance and repairs throughout the property, including closing work orders in the maintenance management system.
- Advises management on necessary repairs, replacements, and maintenance in designated areas.
- Operates within budgetary limits to achieve cost-effective and efficient outcomes.
- Maintains confidentiality at all times.
- Ensures consistent attendance as outlined in company policies.
- Exemplifies the values and standards of FireKeepers Casino.
Exercises supervisory responsibilities in accordance with organizational policies and applicable laws. Responsibilities include maintaining adequate staffing levels; interviewing, hiring, and training team members; planning, assigning, and directing work; evaluating performance; rewarding and disciplining team members; addressing complaints and resolving issues.
MINIMUM QUALIFICATIONS:
Applicants must possess sufficient education, training, and experience to demonstrate the ability to perform essential duties satisfactorily. FireKeepers reserves the right to verify candidates' qualifications through interviews and assessments.
The following qualifications are typically required:
- High school diploma or GED.
- Three years of experience in facilities supervision.
- Proficiency in reading and interpreting blueprints, schematic diagrams, and technical manuals.
- Experience in mechanical or electrical fields.
- Strong organizational and interpersonal skills.
- Valid driver's license and insurability under company insurance.
- Minimum age of 21.
PREFERRED QUALIFICATIONS:
- Skilled trades training.
- Facilities experience in Casino, Entertainment, or Hospitality sectors.
- Familiarity with CMMS and BAS systems.
LANGUAGE SKILLS:
Ability to read and interpret documents such as safety regulations, operating instructions, and procedural manuals. Ability to write routine reports and correspondence. Ability to communicate effectively in group settings with customers or employees.
MATHEMATICAL SKILLS:
Ability to perform basic mathematical operations and work with statistical data.
REASONING ABILITY:
Ability to identify problems, gather data, establish facts, and draw conclusions. Ability to interpret a variety of technical instructions in mathematical or diagrammatic form.
