Job Overview

Position: Maintenance Technician

Location: Roving

Reporting To: Area Manager

Work Schedule: Full-time, 40 hours per week, with potential evening and weekend responsibilities. On-call duties are required, including emergency pager responsibilities.

Compensation: Hourly wage based on experience.

Position Classification: Non-exempt, unionized role represented by Local 8 of the Office of Professional Employees International Union (OPEIU).

The Maintenance Technician is primarily tasked with performing routine, preventive, and urgent repairs.

General Responsibilities:
  • Act as a field representative for the maintenance department.
  • Maintain a professional demeanor reflecting attention to detail, cleanliness, customer service, and safety.
  • Document all work, purchases, travel, and incidents promptly and professionally.
  • Collaborate with other maintenance staff to share on-call duties, including evening and weekend responsibilities.
  • Perform assigned roving duties as needed.
Technical Responsibilities:
  • Conduct scheduled maintenance, turnover, and emergency repairs on properties, including inspections, carpentry, drywall repair, painting, electrical work, appliance troubleshooting, plumbing, and general handyman tasks.
  • Engage in construction and special projects, such as renovations, remodels, and upgrades.
  • Ensure all mechanical equipment is maintained in optimal condition.
  • Oversee property grounds and landscaping upkeep.
  • Assist the development team with punch lists, due diligence, and warranty work.
  • Utilize personal protective equipment (PPE) and adhere to safety protocols.
  • Maintain cleanliness in work areas, including maintenance shops and storage facilities.
  • Adjust work hours based on daily tasks and vendor appointments.
  • Complete all tasks in a timely and professional manner.
  • Perform janitorial duties, including cleaning common areas and managing waste disposal.
Managerial Responsibilities:
  • Coordinate bids for larger projects and supervise subcontractors as necessary.
  • Assess properties for maintenance needs and proactively address potential issues.
  • Facilitate regular communication with property managers to enhance teamwork and budget tracking.
  • Accurately record inspections and maintenance activities.
  • Prioritize tasks to minimize vacancy loss and prevent property damage.
  • Order supplies and equipment within the maintenance budget.
  • Utilize online software for timekeeping and reporting purposes.
  • Engage in online training and comply with deadlines.
  • Maintain daily communication with the Maintenance Deployment Manager and/or Facilities Director.
Qualifications:
  • Minimum of 4 years of experience in building maintenance, including carpentry, electrical, and plumbing skills.
  • Experience working with diverse populations.
  • Strong communication and interpersonal abilities.
  • Access to a vehicle and general maintenance tools.
  • Proficiency in MS Excel, MS Word, Google Docs/Sheets, and email for reporting purposes.
  • Successful completion of background checks and drug screening.
Preferred Qualifications:
  • Washington State Labor and Industries 07-B Residential Electrical Maintenance Certification.
