Job Responsibilities
  • Evaluate property operations and develop procurement strategies to optimize efficiency and maximize value for residents and investors.
  • Negotiate contracts with vendors and bulk service providers.
Main Accountabilities:
  1. Manage purchasing for all properties under management, securing favorable terms and pricing.
  2. Review new supplier onboarding requests.
  3. Analyze purchase history of goods and services.
  4. Analyze market and delivery trends to develop procurement technologies and processes that support those trends.
  5. Contribute to creating and implementing best practice procurement vision, strategy, policies, processes, and procedures to improve operational performance.
  6. Provide meaningful portfolio-wide expense-related reporting.
  7. Oversee the overall direction, coordination, and evaluation of procurement for the portfolio.
  8. Negotiate contract terms in collaboration with Legal and Corporate Services.
  9. Ensure all bulk purchasing programs are fully leveraged across all properties.
  10. Support the RFP/bid process for high-dollar lines of spend with national scope.
  11. Perform data/spend analysis and build department reporting.
  12. Coordinate and manage the RFP process and strategic vendor/supplier business review process as assigned.
  13. Support the execution of related purchasing processes to reduce total cost of ownership for goods & services while ensuring uninterrupted supply.
  14. Assist with corporate procurement category management by monitoring operational needs while maintaining budget goals.
  15. Communicate effectively with suppliers to resolve delivery, pricing, availability, and/or payment issues.
  16. Prepare correspondence and reports as required.
  17. Provide reporting for leadership on purchasing, controls, and processes.
  18. Perform procurement and contracting activities, including pre-qualification, tender management, negotiation, and contract preparation.
  19. Develop and implement best practice procurement vision, strategy, policies, processes, and procedures to aid and improve operational performance.
  20. Utilize appropriate resources, including Supplier Development, to ensure suitable supplier partnerships and delivery of sourced products.
  21. Apply professional and consistent supplier management across the supply base in line with the purchasing policy.
  22. Perform other related duties as required.
Requirements
  • 5+ years of experience and a Bachelor's Degree.
  • Experience with Yardi.
  • A background in corporate purchasing, procurement, or supply chain roles is preferred.
  • Experience with purchasing functions related to property, facilities, or real estate management organizations is preferred.
  • Knowledge of relevant suppliers/vendors in multifamily property management.
  • Strong analytical skills and problem-solving abilities.
  • Commercially and financially aware with experience managing budgets.
  • Ability to meet deadlines and work independently while paying close attention to details.
  • Experience analyzing data and summarizing research to support ongoing improvement in operations and service.
  • Excellent analytical, organizational, process improvement, and problem-solving skills.
  • Able to present information effectively and respond to questions from management, vendors, and associates.
  • Adhere to tight deadlines and deliverables quickly.
  • Ability to work collaboratively in a dynamic environment where adaptability is essential.
  • Strong written and oral communication skills.
  • Accurate with a strong attention to detail.
  • Proficient in Microsoft Office Suite.
Compensation

The estimated salary range for this position is $100,000 - $150,000 per year, based on location and market benchmarks.
