Job Overview

Appalachian Field Service LLC is seeking a motivated individual for the role of Land Acquisition Specialist. This position is essential for the negotiation and procurement of rights necessary for electric distribution services. The ideal candidate will possess a blend of experience and initiative, capable of handling a diverse range of responsibilities autonomously. Reporting directly to the Right of Way Supervisor, this role is pivotal in ensuring successful land negotiations.

Key Responsibilities include but are not limited to:

  • Engaging with landowners to discuss the acquisition of property rights, amendments, notifications, and settlement of claims.
  • Conducting negotiations with property owners, evaluating property appraisals, and advising clients based on real estate practices and legal standards.
  • Acting on behalf of the client in intricate negotiations with landowners and legal representatives.
  • Providing recommendations on whether to pursue further negotiations or consider condemnation litigation based on the likelihood of reasonable compromises.
  • Advising clients on potential payment adjustments when landowners present valid claims for increased compensation.
  • Estimating potential damages prior to construction and gathering data on damages incurred during the project.
  • Preparing documentation for condemnation proceedings, supporting the client's legal team, and serving as an expert witness if negotiations do not succeed.
  • Demonstrating the ability to work independently across various roles.
  • Possessing specialized knowledge in areas such as land title, regulatory issues, or acquisition, allowing for focused contributions in these domains.
  • Overseeing Right of Way operations and maintenance as required.

Accountability: This role requires collaboration with office personnel to foster a positive work environment and ensure staff satisfaction. Effective and professional interaction with colleagues, clients, and landowners is essential.

Qualifications

To excel in this position, candidates must demonstrate proficiency in the following areas:

  • Local residency in the region (no per diem provided).
  • Previous experience in Right of Way preferred, though entry-level candidates are encouraged to apply.
  • Willingness to travel within the state as necessary (travel expenses covered).

Education:

  • Associate degree or two years of college combined with two or more years of relevant Right of Way experience, or an equivalent combination of education and experience.

Experience:

  • Proficiency in document interpretation and utilization of necessary tools in the Right of Way sector.
  • Extensive experience in property acquisition.
  • A comprehensive understanding of all phases of Right of Way processes.
  • Awareness of environmental considerations.

Licensing:

  • Possession of a valid driver's license.
  • Maintenance of minimum automobile liability insurance coverage.

Communication Skills:

  • Excellent verbal and written communication abilities.
  • Capability to draft clear and concise reports, specifications, and correspondence.

Mathematical Skills:

  • Ability to perform basic arithmetic operations using various units of measure.

Reasoning Skills:

  • Ability to apply common sense to follow instructions in various formats.
  • Capability to address problems involving multiple variables in standardized situations.

Additional Skills:

  • Intermediate proficiency in computer operations and familiarity with general PC usage.
  • Competence in Microsoft Office applications.
  • Quick adaptability to new software programs.
  • Flexibility to move swiftly between tasks and meet deadlines.
  • Capacity to multitask while maintaining a positive attitude.
