We are in search of a qualified Project Manager with a solid HVAC background to oversee low-rise and high-rise residential projects. The Project Manager will take charge of the overall project management within their designated area, serving as the primary liaison for all stakeholders and guiding the project team. This role is pivotal in ensuring client satisfaction and adherence to timelines, budgets, and regulatory standards.

Key Responsibilities:
  • Oversee multiple projects or teams across various sites or manage large-scale projects
  • Handle the tendering, selection, and awarding of sub-contracts
  • Engage in the design, development, installation, and maintenance of HVAC systems, collaborating to optimize construction methods
  • Conduct Start-Up Meetings and Post-Project Analysis to assess project outcomes and identify improvement areas
  • Develop budgets and project targets
  • Establish project guidelines defining goals, objectives, risks, assumptions, staffing, roles, responsibilities, milestones, and deliverables
  • Manage subcontractors and suppliers to ensure quality and cost efficiency
  • Monitor trade contractor change orders and owner-driven modifications
  • Track labor hours, project progress, and costs
  • Distribute project documents as necessary (RFI's, procurement, change logs, submittal schedules, POs, etc.)
  • Ensure timely submission of required permits
  • Facilitate weekly meetings with Foreman and Designers
  • Assess manpower efficiency and make necessary adjustments
  • Manage requests for occupancy/closeout and prepare owner manuals
  • Act as a liaison between general contractors and subcontractors
  • Resolve conflicts among project stakeholders
  • Ensure client satisfaction throughout the project lifecycle
Qualifications:
  • Minimum of 5 years of experience in HVAC/Plumbing project management
  • Jobsite experience is advantageous
  • Ability to interpret blueprints, specifications, and inspection reports
  • Strong knowledge of construction methods and the permit process
  • Extensive understanding of HVAC systems
  • Experience managing subcontractors and vendors
  • Skilled in negotiation and tracking change orders
  • Ability to ensure accurate project scope completion
  • Consistently meets sensitive deadlines
  • Capability to manage multiple projects simultaneously
  • Knowledge of local building codes and safety regulations
  • Proficient in MS Office Suite, including MS Excel and MS Project
  • Familiarity with Viewpoint Spectrum ERP is a plus
  • Knowledge of Trimble AutoBid and Bluebeam is beneficial
