Key Responsibilities- Department Organization: Ensure the maintenance department is well-organized and equipped to handle daily tasks and responsibilities.
- Maintenance Checks: Conduct regular maintenance checks to identify and address any issues or concerns.
- Inspections and Reporting: Conduct thorough inspections of all mechanical sections of the building and report any findings to management.
- Team Management: Supervise and motivate a team of maintenance and housekeeping staff to ensure they are performing their duties to the highest standard.
- Customer Service: Provide exceptional customer service to residents and guests, responding to their needs and concerns in a timely and professional manner.
- Emergency Response: Respond to emergencies in the building, including maintenance and repair issues, and ensure that the situation is resolved quickly and efficiently.
- Inventory Management: Manage the inventory of parts, supplies, and materials, ensuring that the department has what it needs to perform its duties.
- Documentation and Reporting: Maintain accurate records and reports, including documentation of machinery warranties and manuals.
- Compliance and Safety: Ensure that all staff are trained on proper safety procedures and that the department is in compliance with all relevant regulations and laws.
- Education and Training: High school diploma or equivalent required; completion of college-level or vocational school courses in electrical, HVAC, mechanical, and plumbing preferred.
- Experience and Knowledge: Three to four years of supervisory experience in maintenance or a related field required; strong customer service, communication, and interpersonal skills required.
- Computer Literacy: Intermediate command of computer hardware and software required, including Microsoft Windows, Word, Excel, PowerPoint, and Outlook.
- Language Requirements: Multiple language fluency may be required or preferred, depending on the community.
- Travel and Availability: May be required to travel for training sessions off-site on an as-needed basis; ability to work extended hours and weekends if required.
- Physical Requirements: Ability to lift 50 pounds; work in an upright standing position for long periods; crawl in small and tight spaces; work in different environmental conditions; walk and climb stairs; handle, grasp, feel objects and equipment; reach with hands and arms; communicate, receive, and exchange ideas and information by means of the spoken and written; ability to quickly and easily navigate property/buildings; repeat various motions with wrists, hands, and fingers; ability to detect auditory and/or visual emergency alarms; driving when necessary (may be required to possess a valid Florida driver's license); ability to climb ladders and work at heights above ground level (maximum 12-16 ft).
