Job Title: Title Clearance Officer

We are seeking an experienced Title Clearance Officer to join our team at JobTracks. The successful candidate will play a critical role in ensuring the smooth processing of commercial and residential real estate transactions by examining title records, making underwriting decisions, and clearing any potential title issues.

Key Responsibilities:
  • Title Examination: Research and review title records for accuracy and completeness, ensuring that all necessary documents are in order.
  • Underwriting Decisions: Examine commercial title properties and assess risk exposure, making informed decisions on title matters and determining the insurability of title.
  • Title Clearance: Assist escrow officers, lenders, attorneys, and clients in clearing title objections, collaborating with underwriting and in-house counsel on high-risk title issues.
  • Survey Analysis: Review and analyze property surveys as necessary, evaluating the impact of legal matters on title.
  • Pricing and Fees: Determine pricing for commitments, endorsements, policies, and guarantees using appropriate fee schedules.
  • Title Objections: Respond to title objection letters and resolve issues to facilitate closing.
Qualifications:
  • Strong Experience: Strong experience reviewing abstracts and preparing title commitments for both residential and commercial transactions.
  • Analytical Skills: Experience with analyzing foreclosures, bankruptcies, surrogate filings, trust agreements, and payoffs.
  • Entity Documents: Proficiency in reviewing entity documents and organizational charts.
  • Legal Descriptions: Ability to draft legal descriptions and analyze survey readings.
  • Transfer Tax Issues: Knowledge of transfer tax issues.
  • TIRSA Rate Manual: Familiarity with the TIRSA Rate Manual.
  • Covenants and Restrictions: Skills to review covenants, restrictions, and easements for endorsement coverage.
  • Title Objection Resolution: Proven ability to clear title objections and collaborate with clients and underwriters to coordinate title clearance.
  • Survey Readings: Expertise in performing survey readings, adding affirmative insurance, and drafting metes and bounds descriptions.
  • Legal Documents: Proficient in reviewing legal documents, including court rulings and legal actions affecting title.
  • Post-Closing Matters: Experience overseeing post-closing matters and managing escrow release.
  • Title Management Software: Preferred experience with Tracker Pro or similar title management software.
