Job Overview

As a Maintenance Technician at Parc East Condominiums in Alexandria, VA, you will play a critical role in maintaining a safe and attractive environment for residents. Your primary responsibilities will include performing regular cleaning and maintenance duties, conducting inspections, and reporting any additional maintenance needs to management. You will also be responsible for maintaining positive relationships with tenants, owners, and management.

Your Responsibilities
  • Provide regular status updates to the General Manager
  • Monitor and maintain inventory, submitting requests as needed
  • Take initiative to act with minimal supervision
  • Recognize and address problems quickly and decisively
  • Promptly respond to emergencies, coordinating with other responders to ensure community safety
  • Understand and adhere to budgets
  • Complete regular community inspections and prepare status reports
  • Ensure supplies and tools are available and stored properly
  • Perform minor and major repairs on common area buildings and equipment, documenting for follow-up
  • Conduct minor repairs on ground-level lighting and lighting accessible with a 6-foot ladder
  • Regularly inspect property for and replace burned-out lights
  • Sweep, vacuum, mop, wax, strip, and polish floors and stairways as needed
  • Dust and polish furniture, woodwork, fixtures, and equipment as needed
  • Move and arrange furniture and equipment, setting up rooms for meetings as needed
  • Maintain common areas, including wiping down handrails, power washing walkways, removing cobwebs, dusting furniture, emptying and cleaning trash cans, removing fallen yard debris, and picking up garbage
  • Clean and stock restrooms, laundry rooms, elevators, lobby areas, windows, and mirrors
  • Monitor and maintain sump pumps, boiler equipment, and check temperature for adjustments
  • Check fire escapes and fire escape balconies on all floors to ensure compliance with local fire prevention regulations
  • Perform various preventative maintenance functions
  • Be courteous and pleasant to residents at all times
Skills and Qualifications
  • High school diploma or equivalency preferred
  • Five years of experience in building custodial, maintenance, and repair work
  • Ability to follow verbal and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions
  • May be required to use personal transportation for work duties
  • Knowledge of basic principles of plumbing, wood finishing, electrical, and carpentry
  • Ability to operate a variety of hand and power tools, including drills, floor buffers, vacuums, carpet cleaners, power washers, and other tools used in building maintenance
  • Knowledge of methods, materials, and equipment regularly used in custodial, maintenance, and repair work
Physical Requirements
  • Climb ladders and work at heights above ground level (maximum 3 ft)
  • Computer and peripherals, standard and customized software applications, and usual office equipment
  • Must be able to lift 50 lbs or more following appropriate safety procedures
  • Must be able to drive
  • Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic, and equipment noise
  • Work duties require the ability to stand and walk on hard surfaces for frequent and prolonged periods, and regularly require lifting, bending, stooping, reaching, climbing, push/pull, and related physical activities

Compensation

$55,000 - $65,000 annually
