Job Title: Project Manager

The Project Manager is responsible for overseeing the planning, organization, and control of all resources necessary for the successful execution of a project.


Key Responsibilities:
  • Establish and maintain project goals, including safety, quality, schedule, cost, and owner relationship objectives.
  • Provide input and supervision for pre-construction services, including purchase orders, subcontracts, schedules, job cost setup, bid packages, and project pre-planning.
  • Collaborate with the VP of Operations to secure the necessary personnel resources to properly staff the project.
  • Develop and maintain a detailed understanding of the project scope.
  • Review project proposals or plans to determine the project timeline, procedures for accomplishing the project, staffing requirements, and allocation of available resources to various project phases.
  • Manage the financial aspects of contracts, ensuring regular job margin analysis is completed.
  • Develop a baseline project schedule with assistance from the Superintendent and/or VP of Operations.
  • Monitor and report project cost and schedule performance, recommending corrective actions as needed.
  • Manage the scope of work and maintain mastery of contract documents.
  • Proactively identify changes in work scope and ensure appropriate planning measures are taken with internal and external project team members to reassess and amend the scope of work requirements and timeline.
  • Analyze and resolve issues that have the potential to jeopardize the ability to meet agreed-upon deliverables.
  • Review change orders for accuracy.
  • Review and take action on contractor pay requests and invoicing.
  • Review status reports prepared by project personnel and modify schedules or plans as required; prepare project reports for Level 10 management, owners, or others.
  • Manage claims, identifying and resolving potential claims with subcontractors/suppliers.
  • Participate in project coordination meetings.
  • Ensure adherence to insurance, safety, labor relations, EEO, and tax regulations.
  • Monitor and ensure quality control.
  • Collaborate with the Safety Director to ensure jobs have safe working conditions and safe work practices are in place.
  • Establish and maintain positive relationships with key owners and architects.
  • Accountable for project completion and financials, Critical Success Factors, Customer Satisfaction Results.
  • Direct and ensure timely completion of project close-out activities.
  • Other duties as requested.
Qualifications:
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
  • 5 years of project management experience in the construction industry.
  • Excellent communication and interpersonal skills.
  • Proficient computer skills in Microsoft Office Suite, Project Management software (Prolog or similar), and Scheduling software (Primavera or similar).
  • Ability to identify and resolve complex issues.
  • Effective participation in a team environment.
  • Bachelor's degree a plus but not required.
  • Strong emphasis on fostering a safe working environment for all employees.
Working Conditions:
  • Duties require physical abilities such as repetitive hand and finger motion, sitting, standing, walking, as well as extending hands and arms in work areas.
  • The individual is required to occasionally move around the office and constantly operate a computer and other office machinery, etc.
