Mortgage Loan Operations Specialist

Overview:

The Mortgage Loan Operations Specialist will report directly to the VP of Operations and will assist Account Executives and Third Party Originators (TPOs) in structuring, facilitating, and managing the loan applications from initial loan setup through final approval milestones within our Loan Origination Software (Encompass). This person will support all aspects of the mortgage transaction process including generating initial disclosures, performing compliance checks, and issuing all necessary redisclosures and closing disclosures.

Duties / Responsibilities:

  • Assist the Account Executives and TPOs in getting prospective loans ready for initial disclosures, and review overall submission with AE's prior to Loan Setup milestone being finished to ensure that the documentation submitted is complete
  • Become versed in Client loan product matrices and related underwriting guidelines
  • Assist in identifying exceptions to the Loan Product Matrices and Underwriting Guidelines and help to determine any mitigating factors prior to Loan Setup
  • Assist in pricing loans in conjunction with Account Executive and generate the record of business / term sheet
  • Disclose loan terms to the TPO and borrowers, and coordinate / ensure underwriting loan approvals and updates are sent to the TPO with a sense of urgency and approvals / updates are issued as needed
  • Collect underwriting conditions, analyze accordingly, and sign off on conditions per underwriter guidance
  • Order third party reports including appraisals, fraud reports, flood certificates, credit reports and more as necessary
  • Perform follow ups with TPO to review any conditions that require further clarification, and communicate with team to ensure files are moving forward with a sense of urgency while developing an understanding of when a loan becomes lock eligible
  • Issue change of circumstance loan estimate(s) as needed and issue initial closing disclosure after reconciling settlement fees with escrow
  • Update loan progress to internal team members and related third parties, and provide top-notch customer service through effective communication and coordination with both customers and team members

Background / Experience:

  • Previous experience as a Loan Operations Specialist, Processor or related role
  • Proficient with Encompass, as well Microsoft Office and CRM Databases
  • NMLS license and knowledge of LoanNEX is a strong plus
