Position Overview:
As a Senior Cost Estimator, you will play a crucial role in supporting project operations and achieving site objectives while ensuring compliance with all regulatory and corporate standards for both market-rate and affordable construction projects. Your daily responsibilities may include:
  • Collaborating closely with architects and engineers throughout the design phases to identify cost-effective solutions for materials and scopes of work, enhancing the bidding process
  • Thoroughly analyzing plan documents to propose cost-saving design alternatives
  • Preparing comprehensive bids and cost estimates that encompass all project aspects
  • Evaluating project specifications to provide additional cost-saving options to clients
  • Conducting site visits as necessary to gather information and assess project scope
  • Working in partnership with owner representatives to meet project goals during the contracting phase
  • Estimating equipment, labor, costs, and quantities of materials needed for each project, including the identification of any special machinery requirements
  • Coordinating with team members to establish project scope and construction standards
  • Assisting project managers in the initial sequencing of construction activities, detailing components such as labor, materials, and equipment
  • Interpreting plans and specifications, performing takeoffs, and developing estimates from conceptual to detailed levels across various disciplines
  • Marking up drawings as necessary to clarify work to be performed
  • Helping to set job priorities in accordance with contract guidelines
  • Leading estimating efforts with minimal supervision
  • Assessing site availability of essential services such as water and electricity
  • Continuously tracking and enhancing estimating standards for accuracy and efficiency

Qualifications:
To be successful in this role, candidates should possess:
  • A minimum of 5 years of estimating and/or project management experience in multifamily residential construction
  • A Bachelor's degree in Construction Management or a related field
  • A high school diploma or GED with 5-10 years of relevant experience
  • Knowledge of current building codes and ADA regulations
  • Experience with site construction, precast concrete, wood framing, and interior finishes
  • A solid understanding of multifamily construction methods and practices
  • Familiarity with alternative building methods and value engineering
  • Proficiency in Microsoft Office Suite, including Excel, PowerPoint, Word, and Outlook, as well as Microsoft Project, Bluebeam, and Procore
  • The ability to work independently to establish pricing from early design phases to final budgets
  • Experience reviewing construction documentation and creating scopes for bidding
  • Strong negotiation skills and the ability to draft and execute subcontract agreements
  • Excellent organizational skills and the ability to manage multiple priorities within deadlines
