KEY RESPONSIBILITIES:

The Property Manager is fully accountable for all operational aspects of the property. The primary objective of the Property Manager is to effectively oversee and coordinate personnel, activities, and available resources to achieve property goals as established by the property supervisor and owner. These goals will include optimizing occupancy rates and enhancing property values. Additionally, the Property Manager will mentor the Assistant Manager to take over all responsibilities in the absence of the Property Manager.

FINANCIAL MANAGEMENT
  • Adhere to the established budgetary guidelines throughout the fiscal year.
  • Ensure timely collection and posting of all rents. Immediate bank deposits are mandatory, with daily reporting to the corporate office.
  • Execute evictions, utility cut-offs, and landlord liens as necessary for overdue rents.
  • Maintain constant communication with vendors and contractors regarding scheduling, billing, and insurance certificates. The Manager is responsible for approving and submitting all invoices for payment.
PERSONNEL MANAGEMENT
  • Recruit, terminate, train, motivate, and supervise all on-site staff to meet operational objectives.
  • Conduct ongoing training sessions for office staff, covering leasing documentation, workplace safety, and other daily training needs.
  • Ensure all personnel are current with all required training courses.
ADMINISTRATIVE DUTIES
  • Stay informed about the application, lease, and all relevant property laws.
  • Keep up to date with any changes related to lease forms and regulations.
  • Ensure lease files are complete and properly executed.
  • Oversee the office's operational schedule and condition.
  • Participate in scheduled corporate management meetings.
  • Maintain records of all management activities and submit required reports to the corporate office.
  • Communicate any operational challenges to the AVP promptly.
  • Ensure compliance with all necessary permits and licenses.
RESIDENT RELATIONS
  • Foster a positive customer service environment.
  • Conduct inspections with residents during move-in/move-out processes.
  • Review all notices to vacate to understand the reasons for moving out.
  • Implement policies to maintain effective resident communication.
MAINTENANCE OVERSIGHT
  • Conduct daily inspections of the property and vacant apartments.
  • Update the Make Ready Board regularly and coordinate with maintenance staff for timely apartment reconditioning.
  • Schedule and monitor all maintenance activities.
  • Inspect the Maintenance Shop monthly for compliance.
MARKETING AND LEASING
  • Conduct monthly market surveys and stay informed about neighborhood conditions.
  • Maintain awareness of industry trends through publications and organizations.
  • Complete a quarterly Marketing Plan.
  • Conduct weekly outreach marketing efforts.
  • Show the property to prospective residents and handle inquiries.
  • Approve rental applications and lease agreements.
SAFETY PROTOCOLS
  • Report all incidents to the Corporate Office immediately.
  • Conduct monthly safety meetings and complete safety checklists.
TRAINING REQUIREMENTS
  • Complete all required training courses by the deadlines.
GENERAL REQUIREMENTS
  • Perform additional duties as assigned by the AVP.
QUALIFICATIONS

The role requires relevant experience in multifamily property management, with a proven track record in supervision and accomplishments.

WORK HOURS:

40 hours per week, with availability for weekends as needed.

PHYSICAL REQUIREMENTS
  • Ability to alternate between standing and sitting throughout the day.
  • Occasional need to perform physical activities such as bending, lifting, and inspecting the community.
  • Frequent need for communication and interaction with various stakeholders.
WORKING ENVIRONMENT

Primarily indoors, with occasional outdoor exposure. Must be able to operate necessary equipment and comply with safety standards.
