SUMMARY/OBJECTIVE:
The Community Sales Leader will play a pivotal role in guiding prospective home buyers through various inquiries and visits, ensuring they receive comprehensive information to make informed decisions about their future home. This role also involves managing buyer expectations and experiences throughout the entire process from initial interest to closing.
ESSENTIAL JOB DUTIES:
- Welcome and engage visitors to build rapport, assess their needs, and preferences, employing the Company's sales philosophy and training resources.
- Deliver detailed information regarding the community, the Company, brand, and specific homes, highlighting key selling points and unique value propositions for buyers.
- Establish clear expectations for business operations.
- Distribute brochures, maps, mortgage details, pricing sheets, and any other necessary information.
- Ensure consistent follow-up with buyers from the first contact through to closing and beyond.
- Oversee buyer data entry into the company CRM system and maintain communication logs with prospects.
- Maintain models and the community with the same care as a personal retail business.
- Complete the model opening process, ensuring all aspects are ready for visitors.
- Review and adhere to process guidelines monthly, ensuring compliance with weekly reporting.
- Regularly audit the company website for accuracy and up-to-date information.
- Manage MLS listings, ensuring high-quality photos and well-crafted descriptions in line with established protocols.
- Conduct weekly follow-up calls to keep buyers informed about their home status and stay updated on community and product knowledge.
- Execute precise paperwork and submit all necessary contract documents and deposits promptly, following company policies.
- Lead weekly community team meetings to discuss community status, closings, and maintenance tasks.
- Maintain open communication with mortgage partners and buyers to ensure timely submission of mortgage paperwork and stay informed about buyer mortgage statuses.
- Engage in proactive self-prospecting, including outreach to the realtor community.
- Conduct presentations to local realtor offices to educate agents about the community, homes, features, and benefits, as well as the advantages of collaborating with the preferred in-house lender.
- Monitor and analyze the competition in both new and resale markets using provided templates.
- Be receptive to coaching and ongoing training in sales techniques and presentations.
- In certain situations, Community Sales Leaders may be required to work a minimum of 40 hours in an assigned location without an operating sales office/models.
EDUCATION, KNOWLEDGE, SKILLS AND ABILITIES:
- High School diploma is required.
- A minimum of 5 years of experience in real estate is necessary. A valid Real Estate Salesperson License is required, if applicable by state law.
- Proficient in MS Office Suite, Adobe, DocuSign, and capable of mastering company CRM software.
- Availability to work weekends and some holidays is required.
- Ability to lift up to 25lbs.
- 10% travel for work may be required, depending on Division needs.
- Must be able to remain on your feet for extended periods.
- Possess strong work ethic, interpersonal, organizational, communication, and time management skills.
- Ability to cultivate and maintain positive relationships with potential buyers.
