Job Overview

The Facilities Maintenance Lead plays a crucial role in ensuring the smooth operation of the property under the guidance of the Community Manager. This position requires a proactive approach to maintaining the premises, which includes regular inspections and hands-on maintenance tasks.

Key Responsibilities

The Facilities Maintenance Lead is accountable for executing all maintenance tasks efficiently and effectively, while continuously enhancing their technical skills. A collaborative attitude and the ability to follow directives are essential, alongside a solid understanding of HVAC systems and various household appliances. Familiarity with electrical systems, plumbing, and carpentry is also beneficial. Personal tools are required for this role.

General Duties Include:

  1. Conducting regular assessments of the property, including buildings, grounds, and tenant units, and performing necessary repairs as directed.
  2. Maintaining a valid driver's license for transportation needs.
  3. Upholding a professional demeanor and ensuring that the maintenance team reflects the company’s standards.
  4. Reporting daily to the Community Manager for task assignments and updates.
  5. Identifying maintenance issues and proposing solutions to the Community Manager.
  6. Recommending purchases for supplies and equipment, maintaining an inventory of essential items, and ensuring timely restocking.
  7. Meeting regularly with the Community Manager to provide updates on completed work and service requests.
  8. Creating daily work schedules for the maintenance staff and overseeing their productivity and resource usage.
  9. Addressing service requests promptly, ideally within twenty-four hours, and communicating any delays to residents.
  10. Keeping detailed records of all service requests received.
  11. Monitoring the condition of occupied apartments and reporting any concerns to the Community Manager.
  12. Adhering strictly to company policies regarding service requests and purchasing procedures.
  13. Making all purchases on behalf of the property, with exceptions approved by the Community Manager.
  14. Managing maintenance expenditures effectively.
  15. Overseeing the upkeep of exterior lighting, landscaping, and recreational facilities.
  16. Ensuring regular inspections of the property, including common areas and maintenance facilities.
  17. Maintaining knowledge of emergency shut-off locations for utilities and having emergency contact numbers readily available.
  18. Implementing a preventive maintenance schedule for various systems and equipment.
  19. Keeping accurate records of tools and supplies, and ensuring a clean and organized workspace.
  20. Providing training and support to maintenance staff to enhance their skills and efficiency.
  21. Conducting necessary make-ready tasks for turnover units as directed.
  22. Ensuring the proper stocking of safety and first aid supplies.
  23. Coordinating after-hours on-call services as needed.

Additionally, the Facilities Maintenance Lead will undertake any other responsibilities as assigned by the Community Manager or other supervisors.
