Maintenance Supervisor Job Description

We are seeking a highly skilled and experienced Maintenance Supervisor to lead our maintenance operations at a Brand-NEW Class A apartment complex.

Key Responsibilities:
  • Supervise and manage a team of maintenance professionals, providing training, support, and guidance to ensure high-quality work and adherence to safety standards.
  • Oversee daily maintenance activities, including the repair and upkeep of HVAC, plumbing, electrical systems, and other building systems.
  • Develop and implement a preventive maintenance program to minimize equipment downtime and extend the life of building systems.
  • Coordinate the preparation of vacant units for new residents, ensuring that all repairs, cleaning, and inspections are completed in a timely manner and meet the property's high standards.
  • Conduct regular inspections of the property, including common areas, amenities, and individual units, to identify maintenance needs and ensure that all areas are in excellent condition.
  • Assist in managing the maintenance budget, including tracking expenses, controlling costs, and ensuring that all maintenance activities are conducted within budget constraints.
  • Coordinate with external vendors and contractors for specialized repairs, inspections, or improvements.
  • Ensure that all maintenance activities comply with local, state, and federal regulations, including safety standards.
  • Respond to residents' maintenance concerns in a prompt and professional manner, ensuring their satisfaction with the resolution of any issues.
Requirements:
  • High school diploma or equivalent required; technical certification in HVAC, plumbing, electrical, or a related field is preferred.
  • Minimum of 3-5 years of experience in maintenance, with at least 2 years in a supervisory role, preferably within a Class A apartment complex or similar high-end residential environment.
  • Strong knowledge of building systems, including HVAC, plumbing, electrical, and general maintenance practices.
  • Proven ability to lead, train, and motivate a team of maintenance professionals, ensuring high performance and adherence to safety standards.
  • Excellent communication skills, both verbal and written, with the ability to interact professionally with residents, management, and vendors.
  • Strong analytical and problem-solving skills, with the ability to troubleshoot and resolve complex maintenance issues.
Work Environment:

This is a full-time position, with availability for on-call duties, including evenings and weekends, as needed. The work environment is on-site at a Brand-NEW Class A apartment complex, with work both indoors and outdoors.
