The Facilities Maintenance Specialist plays a crucial role in ensuring the property maintains its pristine appearance, both indoors and outdoors. Key responsibilities include preparing units for new residents, executing work orders related to electrical, plumbing, HVAC, and more, conducting unit inspections, maintaining logs, and performing exterior upkeep. This position also involves responding to emergency situations outside of regular hours.
Key Responsibilities:
- Prepare units for new residents through repairs in electrical, plumbing, carpentry, masonry, and painting.
- Continuously monitor property conditions and promptly address any safety issues, reporting them to the Service Manager or Community Manager.
- Complete assigned work orders within a 24-hour timeframe and report any urgent requests immediately.
- Repair various fixtures including showers, sinks, appliances, doors, walls, and building exteriors.
- Possess a solid understanding of HVAC systems, performing maintenance, repairs, and replacements as necessary.
- Be available for 24-hour emergency maintenance and respond to after-hours calls as quickly as possible.
- Conduct grounds maintenance, including litter pickup, light landscaping, and other tasks as needed.
- Implement and oversee preventative maintenance schedules consistently.
- Assist with duties at sister properties when required.
- Manage seasonal tasks such as snow removal or hurricane preparation and cleanup.
Qualifications:
- Excellent written, verbal, and interpersonal communication skills.
- Familiarity with facilities management and mechanical systems.
Requirements:
- High School Diploma or GED is mandatory.
- A minimum of 1 year of maintenance experience, preferably in a multi-family environment.
- Valid OSHA, EPA, and CPO certifications/licenses are required.
Additional Expectations:
- Possession of a valid driver's license and current vehicle insurance or reliable transportation for travel between properties.
- Successful completion of a criminal background check prior to employment.
- Must have a personal set of tools.
- A pre-employment assessment will be required for candidates meeting the minimum qualifications.
Work Environment:
- Primarily office-based with travel to various properties managed by Avanti Residential, involving frequent interaction with residents, including those with disabilities.
- May involve assisting other properties with various projects, including emergencies and transitions.
- Physical demands include significant movement, lifting, climbing, and handling materials.
- Must be capable of lifting weights up to 50 lbs and performing tasks that require climbing stairs and ladders.
