Position Title: Make Ready Technician I

Position Summary:

The Make Ready Technician I plays a crucial role in ensuring that all vacated units are restored to a condition suitable for new residents. Working closely with the Community Manager and senior maintenance staff, this position is essential for maintaining the quality and appeal of our properties.

Key Responsibilities:

  • Exhibit a strong commitment to delivering exceptional service to residents and team members.
  • Conduct thorough inspections of vacated apartments and complete necessary checklists.
  • Replace light fixtures and ensure all lighting is functional.
  • Repair or replace windows, latches, screens, and other fixtures as needed.
  • Assess appliances for functionality and report any issues to senior maintenance personnel.
  • Assist in the relocation of appliances when necessary.
  • Produce keys as required for new residents.
  • Inspect and repair plumbing fixtures, including faucets and sinks.
  • Perform exterior repairs on sinks and bathtubs when necessary.
  • Assist with painting tasks and manage paint transfers for scheduled jobs.
  • Repair or replace window treatments and ceiling fans.
  • Patch and paint walls as needed to maintain aesthetic standards.
  • Inspect and perform minor repairs on bathroom tiles.
  • Change air conditioning filters as part of routine maintenance.
  • Carry out various maintenance tasks including exterior lighting upkeep, ground equipment repairs, and preventative maintenance.
  • Maintain property grounds to ensure they meet company standards.
  • Address maintenance concerns and escalate issues to supervisors as necessary.
  • Respond promptly to resident inquiries and refer them to the property manager when needed.
  • Follow safety protocols and maintain a safe working environment.
  • Complete all required documentation regarding inventory and hazardous materials.
  • Be available for on-call duties as required.
  • Adapt to a flexible work schedule, including weekends and special events.
  • Perform additional tasks as assigned by the Maintenance Supervisor or Property Manager.

Qualifications:

• A minimum of 1-2 years of experience in a related field is preferred.

• Familiarity with maintenance practices and procedures is advantageous.

Physical Requirements:

This role involves various physical activities, including standing, bending, lifting, and carrying items weighing up to 50 pounds. The technician must be capable of climbing ladders and working in various environmental conditions.

Work Environment:

Employees in this position will regularly work outdoors and may encounter various weather conditions. Safety training and the use of appropriate safety equipment are essential to minimize risks associated with the job.
