Position Overview:

Preferred Apartment Communities is currently looking for a dedicated Property Maintenance Supervisor to oversee all maintenance operations, including service requests, preventative upkeep, and maintenance of community amenities.

Key Responsibilities:
  • Manage and complete maintenance work orders for residents, including servicing appliances, plumbing, HVAC systems, and minor electrical issues.
  • Respond to and resolve emergency maintenance requests outside of regular business hours.
  • Prepare vacant units to ensure they are ready for new tenants.
  • Conduct preventative maintenance tasks.
  • Maintain an organized maintenance shop and ensure adequate inventory of necessary parts and supplies.
  • Engage directly with residents to address their maintenance needs.
  • Delegate service requests to maintenance staff and monitor their progress.
  • Keep accurate records of maintenance activities and update databases accordingly.
  • Plan daily maintenance activities, prioritizing work orders and completing necessary paperwork.
  • Select and oversee external contractors for specialized maintenance tasks.
  • Assist the General Manager in adhering to budgetary guidelines.
  • Conduct property inspections to ensure compliance with safety standards.
  • Promote adherence to company policies and procedures.
  • Prioritize customer service in all interactions.
  • Perform light cleaning duties if no housekeeping staff is available.
  • Ensure all amenity areas are clean and well-maintained.
  • Support property improvement initiatives.
  • Conduct quality assurance inspections on new construction properties.
  • Evaluate the performance of maintenance staff on a regular basis.
Customer Service Expectations:
  • Maintain a professional appearance in uniform while on duty.
  • Communicate effectively with residents and prospective tenants.
  • Address resident requests and complaints in a calm and professional manner.
  • Resolve issues promptly, typically within 24 hours.
  • Deliver communications and materials to residents as needed.
  • Assist in organizing and facilitating resident events.
Qualifications:
  • Minimum of three years of maintenance experience, preferably in apartment settings.
  • Strong troubleshooting and problem-solving abilities.
  • One to two years of supervisory experience.
  • Basic understanding of budgeting and finance.
  • Refrigeration certification (Type 2 or Universal) is preferred.
  • Valid driver's license and reliable transportation.
  • CPO Certification may be required based on location.
Physical Requirements:
  • Ability to use various hand tools and testing equipment.
  • Capability to bend, stoop, and kneel for extended periods.
  • Ability to lift and move heavy objects, including appliances.
  • Must be able to climb ladders and work at heights.
