CIM USA Inc is seeking a highly skilled General Manager to join our team. As a key member of our property management team, you will be responsible for the overall management and lease up of our residential properties.
Key Responsibilities:- Direct on-site staff, contracted services, and vendors to maintain a high level of property appearance and quality.
- Set monthly goals to integrate leasing, property management, building maintenance, and lease administration functions across properties.
- Adhere to approved budgets, emphasizing timely rent collection, meeting leasing goals, receivable management, legal evictions, and vendor supervision.
- Create a monthly framework for Property Managers to ensure timely completion of property operations tasks.
- Build relationships with local trade organizations to gain market information.
- Seek Owner approval for pricing matrices and ensure Leasing Associates update them regularly to maximize market rent and occupancy.
- Ensure all residential leases are executed in accordance with CIM Group policies and procedures.
- Verify the accuracy of properties' rent rolls, occupancy status, lease charges, and lease terms on a monthly basis.
- Track actual rent collection to ensure timely payment and avoid excessive delinquent rent balances.
- Ensure commercial lease terms are correct before leases are executed and obtain corporate approval for any changes.
- Work closely with Regional 1st VP/VP, Property Management to create a monthly preventive maintenance calendar.
- Inspect properties monthly to ensure overall appearance, exterior lighting, cleanliness, and maintenance of common areas.
- Provide annual budgeting and expense management, as well as monthly variance analysis, to achieve targeted leasing objectives and operating expense controls.
- Establish and maintain standardized management practices for emergencies, evictions, energy management, and tenant issues or complaints.
- Adhere to regional rent control policies and the Federal Fair Housing Act to avoid discrimination or legal issues.
- Proven ability to manage multiple residential assets equal to or greater than the unit count for this position.
- Experience using Yardi, Entrata, Nexus, and revenue management systems for residential property management.
- Ability to read, analyze, and interpret lease agreements, financial reports, and legal documents.
- Ability to respond to common inquiries or complaints from tenants, regulatory agencies, and other areas of the company.
- Ability to compute rates, ratios, and percentages, and to draw and interpret bar graphs.
- Ability to calculate monthly and year-to-date financial variances.
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
