Your Key Responsibilities
- Oversee and respond to maintenance requirements for the property, including common areas, ensuring prompt and precise completion of repairs and services.
- Identify potential challenges and create innovative solutions for intricate technical issues.
- Coordinate preventive maintenance initiatives with the team to maintain the property's immaculate condition.
- Manage resident interactions and customer service to ensure high satisfaction levels.
- Assist in planning, monitoring, and evaluating team performance, including work scheduling to meet operational needs.
- Ensure timely completion of work orders while adhering to quality and timeline standards.
- Assess repair needs and estimated repair durations, seeking professional assistance when necessary.
- Supervise the performance of service contractors and maintenance personnel.
- Perform general repairs in carpentry, electrical, HVAC, and plumbing, ensuring accuracy in team members' work.
- Procure necessary materials and tools for tasks, following purchasing policies while managing inventory levels.
- Maintain efficient inventory records and storage areas.
- Establish and enforce training programs and safety protocols.
- Collaborate with property ownership on renovation, construction, and equipment upkeep.
- Assist in developing and managing maintenance and capital budgets.
- Monitor monthly maintenance expenditures to align with budgetary goals.
Qualifications
- At least 3 years of maintenance experience in a luxury residential environment.
- Skilled in preparing for resident transitions and possessing general repair expertise.
- Ability to lift up to 100 lbs. and manage packages.
- High school diploma or equivalent.
- Strong knowledge in plumbing, HVAC, electrical, drywall, and appliance repair.
- Valid driver's license.
- Willingness to work flexible schedules, including weekends and holidays.
