Regional Maintenance Director Job Summary

Bonaventure Senior Living is seeking a highly skilled Regional Maintenance Director to oversee the maintenance and upkeep of our senior living properties. As a key member of our team, you will be responsible for ensuring the efficient and safe operation of our communities.

Key Responsibilities:
  • Oversee all maintenance-related activities in assigned areas, including monitoring capital projects and budgets.
  • Ensure a strong commitment to customer service from maintenance teams, delivering a superior living experience for residents.
  • Interview and assess incoming maintenance applicants.
  • Train and motivate maintenance team members to be successful stewards of our properties.
  • Manage and inspect capital planning projects as assigned.
  • Proactively address maintenance-related issues to avoid surprises and minimize crises.
  • Understand each property's annual operating budget and capital work to ensure maintenance teams meet budget targets.
  • Implement uniformly professional maintenance practices and procedures across all properties.
  • Ensure properties follow company guidelines and protocol to control utility consumption.
  • Process invoices for work completed.
  • Perform limited plumbing, electrical, equipment, and structural repair work as needed.
  • Coordinate and perform roofing repairs and replacements as needed.
  • Work with community management teams or independent contractors to ensure work is completed.
  • Perform work in a timely manner, which may require a fluctuating workweek and ability to travel to assignments on short notice.
  • Work on special projects as needed or requested.
  • Perform other duties as assigned by supervisor.
  • Serve as a role model for employees by displaying a responsible, cooperative, and positive attitude.
  • Represent the company in a professional, courteous, and friendly manner.
  • Maintain confidentiality and adhere to company policies and procedures.
Requirements:
  • Minimum 5 years' experience in maintenance, emergency repairs, and/or roofing systems, or equivalent combination of work experience and education.
  • Ability to develop scope of work, negotiate contracts, and implement them.
  • Ability to manage construction projects from $1,000 to $500,000 and oversee multiple vendors.
  • Working knowledge of new construction, remodel projects, roofing systems/repairs, and other related repairs.
  • Ability to perform and/or coordinate emergency building repairs, including contacting and contracting subcontractors.
  • Experience working on electrical and plumbing projects.
  • Ability to train community management teams in emergency systems and OSHA requirements.
  • Ability to service, inspect, and coordinate repairs for HVAC, emergency generator systems, and roofing systems.
  • Ability to travel in assigned region, 60-80% of the time, and work a fluctuating workweek based on project needs.
  • Ability to travel on assignments as needed, often with short notice.
  • Excellent oral communication skills and ability to work well with others.
  • Valid driver's license and pass a criminal background investigation.
  • Experience in multi-site/multi-state management.
