Key Responsibilities

  • Manage maintenance operations to ensure all scheduled and unscheduled maintenance tasks are performed in compliance with regulatory standards.

  • Supervise work orders to guarantee timely and accurate completion, maintaining detailed records.
  • Solicit and evaluate bids for service contracts related to maintenance work, ensuring prompt execution.
  • Act as the subject matter expert in preventative and corrective maintenance, providing guidance to the team.
  • Ensure compliance with contract stipulations, federal regulations, and performance metrics to enhance operational efficiency.
  • Analyze monthly operational data, including labor and expenditures, collaborating with management to identify improvement opportunities.
  • Facilitate effective communication between staff and clients, fostering positive long-term relationships.
  • Maintain up-to-date building files, schematics, and maintenance records.
  • Conduct Quality Control inspections, documenting corrective and preventative measures in alignment with the QC program.
  • Lead and motivate personnel, ensuring the implementation of all programs and procedures while promoting continuous improvement.
  • Oversee training for maintenance staff and subcontractors on safety protocols and trade requirements.
  • Coordinate requisitions for necessary parts and materials with the Purchasing Department to ensure timely maintenance.
  • Investigate equipment malfunctions, providing recommendations to the management team.
  • Supervise the installation, operation, and maintenance of systems and equipment, ensuring adherence to specifications.
  • Maintain oversight of equipment warranties and review feedback processes.
  • Provide regular updates on operational status to management.
  • Assist in the preparation of monthly reports, reviewing performance metrics to ensure accurate invoicing.
  • Conduct inspections to maintain a safe working environment.
  • Perform additional duties as required.

Qualifications

  • Minimum of 5 years of experience in operations and maintenance.
  • At least 3 years of supervisory experience managing a similar workforce, with proficiency in multiple trades.
  • High school diploma or equivalent; higher education preferred.
  • Valid driver's license and OSHA 10-hour Safety Certification.
  • In-depth knowledge of repair, maintenance, and operational standards for medical facilities.
  • Proficient in the operation, repair, and maintenance of HVAC, electrical, plumbing, mechanical, fire, and security systems.
  • Familiarity with Microsoft applications, CMMS, and BAS.
  • Ability to thrive in a fast-paced environment, managing multiple priorities effectively.
  • Strong oral and written communication skills.
  • Capability to interpret blueprints and technical documents.
  • Understanding of continuous monitoring programs and automated systems.

Work Environment

This position requires work in various environmental conditions, including both indoor and outdoor settings. The role may involve exposure to hazardous materials, necessitating the use of protective equipment. Physical demands include lifting, climbing, and working in confined spaces.
