Key Responsibilities
  • Market Analysis: Determine competitive rental rates by conducting thorough market research and cost analysis.
  • Operational Oversight: Manage daily operations, including budget management, vendor coordination, and financial transactions to ensure seamless property functionality.
  • Lease Management: Facilitate tenant agreements by negotiating leases and managing security deposits to ensure a smooth transition for residents.
  • Financial Management: Collect rents, manage expenses, and maintain accurate financial records to meet financial objectives.
  • Maintenance Coordination: Schedule and oversee repairs and renovations to meet tenant expectations promptly.

This position is part-time, requiring approximately 25 hours per week, typically from 9 AM to 2 PM, with some flexibility for evening or weekend hours as needed to accommodate resident schedules.

Additional Duties
  • Maintain accurate records of rent collection and tenant communications.
  • Conduct property showings for prospective residents.
  • Issue notices for rule violations and manage resident relations.
  • Supervise move-in and move-out processes, including inspections and utility transfers.
  • Oversee maintenance contractors for community upkeep, including landscaping and repairs.
  • Respond to community inquiries in a timely manner.
  • Perform minor maintenance tasks as qualified.
  • Ensure compliance with Federal Fair Housing Laws and uphold community regulations.
  • Inspect properties regularly and address any emergencies that may arise.
Qualifications
  • Proven negotiation and sales skills.
  • Proficient in Microsoft Office and other relevant software.
  • Availability to work evenings and weekends as necessary.
  • High School Diploma or GED required.
  • Strong interpersonal skills and a customer-focused attitude.
  • Experience in customer service or real estate preferred.
  • Valid driver's license and access to a vehicle.
  • Detail-oriented with strong organizational skills.
