Resident Services:

  • Conduct maintenance tasks personally and oversee the work of technicians, ensuring quality and compliance.
  • Establish and manage a system for addressing resident service requests, aiming to complete work orders promptly.
  • Coordinate maintenance personnel schedules to ensure 24/7 availability for emergencies.
  • Maintain comprehensive knowledge of all maintenance requirements for the property.

Preventative Maintenance and Safety:

  • Facilitate regular safety meetings with staff as necessary.
  • Stay informed about relevant laws and EPA and OSHA regulations regarding hazardous materials management.
  • Monitor the property for hazardous conditions and take immediate corrective action.
  • Keep accurate records of preventative maintenance, service requests, expenditures, and project statuses.
  • Regularly schedule and perform maintenance on equipment, ensuring tools are well-maintained.
  • Adhere to OSHA standards and company safety policies.
  • Complete hazard assessments before commencing tasks and utilize appropriate safety equipment.
  • Ensure all repairs comply with local building codes and regulations.
  • Instruct staff on the proper use of safety equipment.

General Maintenance Duties:

  • Diagnose and perform routine maintenance and repairs on various systems, including:
    • Electrical and plumbing systems
    • Heating and cooling systems
    • Appliances and irrigation systems
    • Structural elements such as stairs, gates, and railings
    • Flooring and roofing
    • Lighting fixtures and gas appliances
  • Ensure timely completion of all repairs and services.
  • Report major repairs and requisitions to management prior to any expenditure.
  • Maintain an adequate inventory of spare parts and materials for common repairs.
  • Identify utility meter cut-offs and prepare maps for reference.
  • Maintain cleanliness and safety in work areas.
  • Supervise and schedule maintenance staff and service requests according to priorities.
  • Provide training to subordinate employees as needed.

Knowledge, Skills, and Abilities:

  • Proficient in HVAC systems with troubleshooting capabilities; EPA and HVAC certifications are required.
  • Ability to read and interpret service requests and manuals.
  • Capable of working under time constraints and completing tasks efficiently.
  • Possess tools and equipment typically associated with multi-family maintenance.
  • Willingness to undertake additional responsibilities beyond maintenance tasks.
  • Effective communication skills in English are essential.
  • Valid driver's license required for property-related travel.

Education and Experience:

  • High school diploma or equivalent preferred.
  • Formal training or experience in carpentry, plumbing, electrical work, painting, and air conditioning is beneficial.

Physical Requirements:

  • Ability to lift and carry up to fifty (50) pounds safely.
  • Capable of moving large appliances with appropriate equipment.
  • Proficient in using hand tools and power tools safely.
  • Ability to ascend and descend ladders unassisted.
  • Must be able to navigate all areas of the property under various conditions.
